A two-story Delaware Avenue office building is getting a new face and a third story. The Buffalo Planning Board approved renovation plans for 334 Delaware Avenue at this morning's meeting. Owner 120 W. Tupper Street Inc. is undertaking the $1.2 million project. The bland building will get a new look and a glass third-floor addition.

120 W. Tupper Street Inc., led by Jeffrey Davis, has owned the property since October 2007. The currently vacant 13,400 sq.ft. building was last occupied by M&T Insurance Agency which moved to nearby, and newly built, 285 Delaware Avenue.

Briatico Architects' renovation plans call for updating building's office space, a revamped facade with new windows, a three-story glass entryway, and a new 4,200 sq.ft. glass third floor addition with aluminum window muggings, clear glass and a flat roof.

An 800 sq.ft. roof garden is planned for a portion of the third level over-looking Delaware Avenue. Three new street trees are planned.

"The building was renovated a number of years ago," according to Tommaso Briatico, the project's architect. "It was renovated very poorly."

Briatico says the exterior is likely to be dark blue or gray telling the Planning Board it would potentially be "Nektar on Elmwood blue."

When asked about potential tenants, Briatico says "there's alot of interest. It is going to be a very good building."

The Planning Board took action approving the project but requested the applicants return to the Board to review the final exterior color scheme.

    Nice, but newconstruction on Delaware is starting to look a little familiar (New Era, Avante, 285 Uniland and now this) all with the glass and light and airy feel, I guess its ok though.

    I recall reading on here a similar renovation/addition to the building on the opposite side of Delaware, just north of Starbucks/Chez Ann. Does anyone know the status of this renovation? It seems to me it was reported 6-9 mos. ago.

    Even if it ends up just being office space anyway, why not do the first floor with storefronts just in case there is interest in retail in the future?

    This will be a big improvement since it's been one of them buildings that's gone un-noticed for so long.

    Blue..naw....not blue for a professional building.....maybe cobalt blue glass yea that would be very cool but not a blue building....

    Now a dark gray building with cobalt blue glass....that would be awesome.

    Good news!

    I can think of one needed improvement to the rendering above: if it's possible, double the height of the ground-floor windows. The lack of transparency at the sidewalk level is one of the reasons the existing building is a bummer.

    That poor street tree says it all. Storm-damaged or not, it shudders in the face of the blankly-staring banality behind it. The proposed addition will no doubt be an improvement. Modest, but something better.

    Can there be no photograph of Buffalo in which pedestrians are seen?

    Every time we think of moving to Buffalo, we think of the deadness of the streets, and decide "no way." A real city is life.

    The best time to photograph anything downtown would be from 11:30am-2pm Mon-Fri , come on BR , get out during those times for photos so we can actually look like a "real city"

    This area of Delaware never has alot of pedestrian traffic which is why retail is a hard sell there. Look at what happened to the Ultimate Men's Shop down the street, now closed.

    Put in a Wilson Farms nearby and watch as pedestrian traffic magically appears!
