Condos Coming!

Delaware Avenue is getting more condos. Not only on Gates Circle, but closer to downtown. The nine-story apartment building at 849 Delaware is going the condo conversion route. Nevada-based owner Executive Star Limited recently placed a ‘Condos Coming’ sign in front of the building and reports heavy interest in their plans.
Built in 1961, the building just north of Barker contains 48 one and two-bedroom units currently renting from $850 to $1195. Priced out of the planned Gates Circle tower? Condos at 849 Delaware are anticipated to range from $90,000 to approximately $150,000 with sales beginning in late August or early September.
All of the recent downtown residential developments have been rentals but for-sale product is coming. Cobblestone Lofts and Statler Towers have announced plans for downtown condominiums and several other developers are looking to build the same. Elsewhere, Ellicott Development is building upscale condos and town houses at Waterfront Place and Uniland Development is planning their high-rise luxury condo development on Gates Circle.
Reasonably priced, the building will find a relatively untapped market of young professionals and first-time homebuyers clamoring for a low-maintenance lifestyle in the city. According to Keller Williams Realty agent Joe Saccone, "There really is a huge shortage of condos in Buffalo. At any given time, excluding the waterfront, there are less than ten city condos on the market."

Boy that is one heck of an ugly building...one would think if they were going to convert it to condos that they might atleast have built out and created an expansive open lobby..or put a nice glass skin on it...
I agree the city needs more condos...
Here is the million dollar question....what would it take to get a tower of condos built at Masten, Humboldt, South Park or Cazanovia?

Architecturally the building is not my style, but it has great glass. If you're a renter and run the numbers, it makes sense to buy out your apartment. I've been trying to convert the smaller 291 Bryant building into condos, but the conversion prices are all over the map.

Give it a chance before you put it down. It's called condo CONVERSION for a reason.They're not going to just buy the building and charge $100,000 + without sprucing it up ( insde and out ). I think it's a great idea in a seemingly positive trend.
