Neo announcing a move off of Allen Street is surprising. 46 Allen back on the market is not. Six months after purchasing the property last December for $73,000, Vito Pombano has the property listed at $275,000. Allentown property values are skyrocketing!
When purchased, the new owner was reportedly planning to restore the former rooming house into apartments. While a dumpster signaled some work was underway, the tired-looking exterior hasn’t changed much in the past six months.
Today, Hunt Commercial is advertising the building as a “2,704 SF completely renovated office building. Four offices available, 190 SF / 290 SF / 350 SF / 640 SF. All offices include kitchenettes. 700 SF vacant apartment. Perfect building for an owner-user.”
Last September when the property first came on the market I claimed it was exciting to see a property like this come up for sale. We have a 50-50 chance of the property being sold to someone who will invest and restore, or be stuck with someone just looking to make a buck and milk it without making any improvements. I was hoping for the former to return some polish to an Allentown jewel.

Free light rail rides on downtown's above ground section could be derailed thanks to the Niagara Frontier Transportation Authority's budget mess. That is the news coming out of a Buffalo Place meeting this morning. Facing a budget shortfall and reduced State operating assistance, the NFTA is scrambling for new revenue sources and is contemplating charging for rides along the lengthy downtown pedestrian mall.
Well it is Christmas time in the city and the NFTA helped put people and especially children into the mood in a very festive and fun way. One of my favorite memories of childhood was taking the train downtown with my grandfather. I would gaze out the windows and watch the tunnel speed by. It always felt like we were going a million miles an hour.
Then there was the ability to stand up and walk around during the ride without the need to be strapped down. It was always a fun time …

dpbflo, Is the vulgarity really necessary? This is a great building with so much potential its too bad that this section of Allen street has not taken off yet. It still seems to be a haven for rowdy gay bars and dirty cosignment shops. Thats unfortunate.

Could it be that the problem with Buffalo housing isnt that its worthless but that its priced to low.
Imagine if we took every $30,000 to $70,000 property and just increased it by $100 or $200 thousand dollars. The low price give the impression of being worthless which scares buyers off...and the high price gives the impression of value and price appreciation which comforts buyers into enough security to purchase.
I think this person is onto something.....

Im all for (SLOWLY) rising property values.... but uhm $300k for an average property in Buffalo, in the city?!... this aint Manhattan or Los Angelos. This region has managed to dodge the retarded housing bubble that hit most of the US. Lets keep it that way. Its not real wealth, its not real value, so why grab for it ?
Buffalo property value represent the median income in the area... and if you studied the figures you'd appreciate that. Traditionally Home values are about 3x the median income. I.e. $50k , you can buy a $150 house. $100k the houses in the area will be $300k. What you are seeing all over the US in the former bubble areas at their peak was like median income $50k ... average price - $900k ... theres no basis for it, its stupid.
Not surprisingly Buffalo's median income is $24k and it isnt hard to find a house in a decent neighborhood for $60k to $75k. Surprise, surprise, while everyone got stupid , things here stayed well within reason.

I agree aka_mouse, the city doesn't need to be a boom town, it just needs, slow stead, consistent growth. You boom too quick, grow to fast and you loose your sense of self and set yourself up for disaster. We have a nice city with a good unique culture and people why would we want to screw ourselves just to be like the rest of the nation that if you are reading this blog you probably don't want to be like.
Steady consistent growth means our kids have jobs and homes they can afford.

The two blocks on Allen, Main to Franklin are the worst. Its plagued with issues, least, the rowdy gay bars which are no more rowdy than the straig bars along the rest of allen. I live next to the parking lot on the corner of franklin and allen. Over the last 3 weeks this what I has happened: - approx 7 cars broken into or vandalized during broad day light and over night, including my own - vagrants, bums and patrons of businesses in the area urinating on private propert, I even had a bum take a dump in my recycling bin - a recent saturday morning found a 20 something yo male passed out in my entry way to my building - just last night I had to yell at someone urinating along my building while he was hold a 40 in a paper bag - When I asked two transexualls to leave my step at 2 am, they argued with me as if I did something wrong, one threw her sunglasses at me when I threatend to call the cops.
Now I dont mind the normal bar noise or comings ang goings of the patrons but all I would like is people to be respectful of where I live.
Since January 2006, in the parking lot on the corner of Allen and Franklin ( I can see the entire corner from my windows). There has been sex in cars, drug use, drugs deal, littering, loitering etc.... I have complained to Clover Mgt who I was told managed the parking lot and the building Neo is moving out of, I have sought help from the Allentown Association, was told they'd look into after the Artfestival. I did send an email after the festival no response. I also complained to the Mayors office.
Also, no takes care of this parking lot on the corner of Franklin and Allen. It is not lighted. My mom and I spent a sunday a couple months ago sweeping glass up and picking up litter. Also, when ever I return home or my mom walks her dog we routinely pick up trash. I do park in the lot after 5 only (so I dont get towed) and wash my car there. So I dont mind picking up the litter.
I do have to say the Buffalo Police are helpful in helping with loiters where I live and in the parking lot. They help about 6 months ago when someoone was dealing drugs from an apt in the house on Franklin next Fiddle Heads.
Also, there are a couple problem properties as far tenants, the Red Jacket, both Apts buildings across from Cathode on Allen and N. Pearl. Some of these people are the same people causing the problems I stated above, not all just some of the tenants.
With that being said why would someone want to invest in that part of Allen... its starting to look very empty.

I agree big time the parking lot at Allen/Franklin is a disaster - always filled with broken glass. The store on the corner of North Pearl and Allen seems to attract a lot of the scumbags.

"Consistent growth" is an interesting way to describe things.
Not things here, of course, but things in various places no doubt.
According to trends from the Census for population and Bureau of Labor Statistics for jobs, it would seem the risk of our city or county "booming too quick" in the foreseeable future is ...well, uh, let's say rather low. So there's one thing to cross off the worry list. I suppose the good news is that very affordable housing and our sense of self both seem very safe from such booming dangers.
Johnny, I don't think that board has authority to do that. Not even sure if the Common Council has power to do that legally, but if they do I'd guess it would need to be a more general restriction applying to all stores in the city or at least to some category of stores.

We've attempted to get the Liquor Board to review the size and/or annual recipts of stores to determine the availability of staff that can (1) properly ID beer consumers and (2) determine if they are/are not serving the overserved. By utlizing square footage or annual receipts, we could create guidelins for stores as to whether or not they can sell single cans, bottles, litres, pounders - whatever you wish to call them. This would be a good first step in eliminating much of the "drink while you walk" issues that affect quality of life in urban areas. Columbus, OH has a program, not exactly like the one I mention, but addresses the issue.
By eliminating the sale of such product on a small store level, the larger stores that have the proper staffing could, indeed, address the two itmes listed above as well as assure there are less alcholics receiving the bane of their issues. Unfortunately, many of the mom/pop stores depend on these sales - so it's going to be a bumpy ride. If they would only stick to criteria regarding beer sales, they would eliminate the issues we see and experience daily.

I think, banning the sale of single cans will put a small dent in the quality of life issues. I see a lot of the bar goers pre-gaming in the parking lot or making trips to drink from their cars. In the mornings you can tell how many urinted in the parking lot by counting the spots. I have to regularly hose down my walk way due to such behavior. I think what MRODGERS suggested along with other ideas will work. For one, increase police presence. Also who ever own or manages that parking lot should light the parking lot and keep clear of brush and litter.... Can we do something about those damn shopping carts !

Let's talk about increased police presence in Allentown!
Last night I had to call them because my neighbors were fighting. When I hear a woman scream "don't touch me" and then a shriek I call 911. Give them the info, the address, tell them it's the first floor, but a boarding house and not apartments, so I think it's all one large house set up. (same boarding house where six cars were called not even a month ago, no less!)
Half an hour later they'd quieted down... but still no cops. I was wondering if one of them had killed the other, but nope, because another half hour later round two began. I called back, more than an hour after my first call, and asked if they were planning to show up, the dispatcher assured me a car was on the way. I think they did, but at that point it was one AM and I couldn't even keep my eyes open.
So, tomorrow I'll be checking the papers to see if anyone was hospitalized from a domestic argument. Since, believe me, I'd be the first to call the news and point out the Buffalo PD took more than an hour and two phone calls to show up.
Oh, and I suppose I should add I could see cars outside Towne parked the entire time this was going on, maybe five doors away.

kelly - next time call the police about illegal parking, you'll get a better response. If anyone really is in trouble and needs assistance, call 911 and report a fire.

Kelly- I was just talking with one of my neighbors last night about the police presence. We figured if we put another Towne Restaurant at the east end or Dunkin Donuts .. that will help increase the presence, but as in your problem last night they may be just as useless. I do have to say they cops have been helpful with drug house I mentioned earlier and dealing with two people drinking on the corner of allen and franklin.

Doesn't this owner's effort to turn $73,000. into $275,000 without making a single improvement in the property constitute flipping ? Also, I wonder where General Pinch gets his idea that the gay bars are rowdy. I've been in 'em all and "tired gay bars" would be more accurate.

The owner did convert the dilapidated rooming house to four offices and one apartment with costs of about $70,000. Before he took over the property, the roof was caving in and the inside was a mess. He replaced the roof, upgraded the electrical, added kitchenettes in each office, painted and carpeted the whole interior. All in all, he spent about $145,000 and has plans to redo the outside. These improvements have substantially improved the market value of the building, which is reflected in the asking price.

This end of Allen Street lies in the path of progress from all four directions of the compass at the same time. That is unusual.
I have no idea if this builidng is appropriately priced or overly priced. I haven't seen it. Not our listing, no buyers at the moment for that product, might be a great price, might not. You judge. If you don't like what they're asking, ignore it. Make an offer. Any offer. This isn't a house. You needn't worry about hurting the feelings of the seller. This is comemrcial property: ignore the asking price. Offer whatever you wish to offer. Offer whatever it is worth TO YOU. You're worried about insulting the owner? Don't worry! They're big boys and girls. They can take it. And who knows, maybe you get it cheap. You will never know unless you put it on paper. So see the place if it appeals to you and offer whatever you think it's worth to you. Always. Every commercial real esate transaction. Every single time. Never pay attention to the asking price. Offer your price.
this isn't our listing. I get nothing if you buy this, or anything else in that neighborhood (unless it's ours and we don't have much there at the moment, or unless you are my client). so I'm not saying the following to make a buck, I'm just offering my opinion. Which is this:
Anyone looking from the outside in, anyone reading this blog from afar who wonders where a good place is to invest in Buffalo, this neighborhood isn't cheap anymore maybe, but many places are not crazy, price wise and it (the hood) may well get hotter as time goes by. I think it should. Slowly.
Development is coming on Allen from Delaware and Elmwood on the West. Paladino's gas station and apartments moved the frontier beyond Delaware toward Franklin. Other companies (like Buffalo Big Print) have helped solidify the next block (corner Virginia Place). Restaurants still draw on Virginia Place. The storefronts along Allen from Delaware to Franklin were nearly 80% vacant a few years ago. Now they are nearly all occupied. Allentown is pushing from the west, reclaiming more and more toward Main from Elmwood and Delaware.
Development is also coming from the east: the Medical corridor. Allen Street will continue for two more blocks, blasting through the NFTA Allen Street station (which will be a smaller footprint on the corner of Allen and Main). This isn't a mile away. It's a block to Main only another two short blocks to medical corridor development already in place. This is real path of progress from the east.
Main is also improving, both north and south.
From the south, consider the 700 Block. Chris Jacobs' development (happy to say I brokered the sale to him), the Sidway buidling, the former Schmidt's and Vernor sites which will be developed by the owners. Then there's Obletz' Granite Works on Virginia as well as the Scientology building (which, by the by, is actually worth the pain of putting up with a Scientologist for a half hour, believe it or not, just to get a tour. That building is friggin amazing). More good things are happening mid block between Virginia and Main. This was no man's land not long ago.
Not one development I've mentioned was here ten years ago. These are big changes. They happen slowly so everyone falls asleep and laments: "when will it EVER change here!", and you talk to people about a decade and the have no patience and maybe development here takes longer than it does on the coasts, but ten years ago, folks, these projects weren't here. Things change; if you don't fall asleep, you can plan to take advantage. Even in Buffalo.
Anyway, development is coming from the south. And from the north.
Consider Paladino's conversion of the former Bryant and Stratton (mixed use, coming soon) the Eye Center's additions (under way), Artspace (almost done), Packard building (asuming tax credits get approved this year it will become apartments. Hope so. I get paid if it does. Did the Squire Mansion deal to Literacy Volunteers, too. shameless plug). Anyway, development is coming down Main from the north.
This end of Allen Street is in the middle of the path of progress from all four directions.
Buy in a path of progress. This certainly isn't the only path. Transit Road is a path of progress, Elmwood's a path, everywhere near somewhere good that people want to be, take note. Buy in some path of progress, somewhere if you want to invest long term.
Pretending building's are worth more than they are, as some suggest, doesn't do any good, I don't think.
As far as escalating prices are concerned, I don't want to see vastly escalating values. That hurts Elmwood. Huge booms beget big busts as tenants cannot afford the freight and an area chokes on high rent. Slow and steady is better imo, longer lasting. But there are occasional jumps in prices in regions (and they eventually get absorbed here by all the years that values stagnate afterward). So it works out one way or another. Long term, real esate is a great investment here. But be wiling to go long term. out.

I think gay bars in that area are an asset to Buffalo. Every growing city needs a 'gay ghetto,' as they're called. Admittedly they are loud, but their being clustered together (Q, Fugazi, Cathode Ray) and crowded/rowdy bring an awful lot of people downtown. Maybe gay people will start buying up those underpriced houses and redecorate :) It happened in Columbus (http://www.pbs.org/pov/pov2003/flagwars/).

Graphic Rage - no, I said "next time call the POLICE about illegal parking, you'll get a better response." The FIRE DEPARTMENT automatically responds to all fire and ambulance calls. If your house is burning down and there is a slow response time, it may be because someone has heartburn.

Well, I think I'll be calling Brian Davis's office before I have need to call the police again. Having the police out to a rooming house twice in a month (the first time I don't know who called or why, but I do know six cars were all outside, and there was a person in the back of every one), seems like it would run afoul of those new rooming house laws. And I guess it's been a constant for years, to the point that our landlord warned us about them before we even signed a lease!

Oh, and sticking to the actual subject... If they did spend so much on the inside they really should have put in the extra effort to sandblast the red paint off, and put a new coat on the white. It doesn't matter if the inside has solid gold toilet seats, the outside looks just plain awful, and that's going to be the first impression of anyone that see the building.

I agree Kelly - It was pretty thoughtless of the community image, as well as plain stupid, not to improve the outside of the building. When i saw the for sale sign i just assumed it was being flipped as well. He'd have more success putting a fresh coat of paint on it and removing the awful awnings and "FOR RENT" signs. Good luck getting that price without it being fully rented.
I walked this strip the other day. It was pretty vibrant with many people outside (5pm sunny day). But I admit, I didnt walk to Main St cause I was scared of some thugs hangin out near Main.

Just another perspective on the "rowdy gay bars." I very recently moved to allentown from the west coast and am slowly exploring the area. I did not realize that many of the bars on allen st were gay bars- but now, knowing this- I will feel MUCH more comfortable walking down allen alone at night. Ask any woman how many times she has been harassed, verbally assaulted, or felt threatened by a drunk gay man as opposed to a drunk straight guy. I think the answer us obvious. Additionally, I understand that many of the allen st bars and night life has been around for decades. When you made the choice to move to allentown, you likely knew the demographics. Can you really express such shock and disgust at the litter, urine, or noise. Unless someone is in physical danger, like the screaming woman, requesting emergency response is not the answer. If the area is so disturbing, move to the suburbs with the rest of the folks that are afraid of the city. Otherwise, wait for slow progress, lead by example, show the same respect for the partiers- as you ask them to respect your property, and continue to wash away the urine in the morning or hope for rain. I have a property around the corner from this building, which I bought back when the neighborhood was empty. On Tuesday afternoon at 1, I learned that a tenant was moving out August 1. A quick ad on Craigslist resulted in 15 qualified responses, in three hours. Granted, it's a smaller unit, but demand in this area (for a good unit) is not a myth. "Binz" comments above are on the money. When the train station is altered, and the BNMC makes other planned changes, this stretch of Allen will improve. That's not wishful thinking, but a continuation of the progress made over the last ten years.
It doesn't need to be 'perfect' for this area to continue to improve. Some flavor of the city is what people are looking for (or at least willing to put up with). Years ago, when I felt outnumbered, my best weapon was a pit bull from the SPCA. I haven't met a drunk/transvestite/prostitute/bum who didn't leave after being shown the dog, and told 'if you're here in three minutes, you meet the dog.' I guess I can safely say now, he's a pussycat.

I express shock over the litter and the urine because I rarely ever see anyone picking up around Allentown and at the frequency it happens. Just last night I saw someone urinating in the parking lot and when he was done walk into Q. That I dont get..I do my share by picking up trash in front of the property I live in, 46 Allen and the parking lot on the other side. My mom also helps. Like I said before I don't mind the noise coming from the bar and the patios. I welcome it! I'd be more worried if there area was quiet. I am very respectful of the partiers. The one I found past out in the vestibule of the building I live. I woke him with out startling him, made sure he was ok, chatted with him for a about 20 minutes and offered him coffee. I also assist those who ask with directions. You can regularly find me on my steps with my laptop enjoying the neighborhood. I love the place but I think when guy took a dump in my recycling bin kinda gave me a wake up call or when 7 cars were broken into in the same parking lot in less than 2 weeks. While there is a strong police presense on Chippewa during the party nights why not Allent Street from Main to Wadsworth. If you see me on my steps say HI!

Just a heads up to all you out there... This past month I took a look at 46 Allen Street... The inside is absolutely amazing.. I saw before and after pictures and there is no doubt that it is worth a buy... Unfortunately, my busniess partner is not in the position to buy at this time.... If you are in need of office space and interested in any way- I suggest you take a look and make an offer.. All the offices are clean, spacious and brand new.. You know what they say "don't judge a book by it's cover"
