Avant Almost Fully-Skinned

The metamorphosis of the former Dulski federal building, rechristened Avant, continues as the final pieces of glass façade are going up on the 15-story structure. The $80 million conversion of the building into a mix of office, hotel and residential space is expected to be complete early next year. UniQuest, a joint venture consisting of Uniland Development Company and Acquest Development is project developer.
The revamped property will include a 150-room Embassy Suites hotel on the first seven floors and 128,000 sq.ft. of office space on floors 8 through 12. Law firm Damon & Morey has signed-on for the 11th and 12th floors, roughly 51,000 sq.ft., of office space. Damon & Morey will be moving from Cathedral Place located at 298 Main Street.

Up to 37 luxury residential units are planned on the top three floors. Prices have not been set but several of the units are expected to be priced at over $1 million. Sales are expected to begin in early-2009 with residents moving in late next summer.
Each use will have separate entrances and elevators, but will share many of the Embassy Suites features and services.

Free light rail rides on downtown's above ground section could be derailed thanks to the Niagara Frontier Transportation Authority's budget mess. That is the news coming out of a Buffalo Place meeting this morning. Facing a budget shortfall and reduced State operating assistance, the NFTA is scrambling for new revenue sources and is contemplating charging for rides along the lengthy downtown pedestrian mall.
Well it is Christmas time in the city and the NFTA helped put people and especially children into the mood in a very festive and fun way. One of my favorite memories of childhood was taking the train downtown with my grandfather. I would gaze out the windows and watch the tunnel speed by. It always felt like we were going a million miles an hour.
Then there was the ability to stand up and walk around during the ride without the need to be strapped down. It was always a fun time …

Wow, that building is looking good. Any word on what will happen to the 1976 George Segal sculpture called 'The Restaurant'? This sculpture formally stood outside the building. As far as I know, it is Buffalo's only outdoor sculpture by an internationally known artist (excluding works on the grounds of the Albright-Knox Art Gallery).

Important and impressive transformation of the building. This building could have sat neglected and underutilzed for years, see Nat Fuel building, Statler, etc. Nice work Uniland.
Now if the Statler gets the same TLC we'll be set.

There is another outdoor sculpture in downtown Buffalo by an internationally know artist right at HSBC Center. Ronald Bladen's sculpture entitled "Vroom, Shhh" is on the plaza, and Bladen is considered by some to be the Father of Minimalism.

rest assured james, im sure there is a plan for the holes...safe to assume they didn't forget about them...most likely they are outlets for HVAC equipment...but shockingly i could be wrong. sorry for the srcasim, it's just been one of those days.

Urbansoul -- If one business leaves old space - that will be empty and NOT leased - to go to different space in the same downtown, how does that result in a net increase of leased space? This isn't complaining. Why do posts like this "that are about great things," as kooksapalooza said, have to avoid some important facts that, if looked at seriously, could be addressed and help the city? I didn't think Buffalonians were so fragile!

Boz, I think Urbansoul is trying to say that Damon & Morey is actually leasing more square feet of office space than they have in their current building. I think D&M outgrew it's current location and need more space, so that would be a net increase in leased space.

Wearing my official hat as one who works on the project - The "holes" on the top three floors are the recessed balconies of the residences on the top three floors. The sculpture and other signature details were removed by the GSA when the building was decommissioned. (Federal buildings are decommissioned like ships). The hotel opening is scheduled for May and the offices in early summer. First occupancy for the condominiums is slated for late summer. Several units will be priced over $1 million. The sales launch is slated for January 2009.
Now speaking for myself and only for myself - I've been home for almost five years now and I still can't understand the logic of "no one can move to something new as long as we still have old ... offices, homes, etc.) Not all homeowners have the skills, time or patience to rehab Victorians. Businesses earn the right to move to larger, newer and or better facilities. Avant will bring dozens of residents to my neighborhood and more than 150 new hotel and restaurant jobs. It will put a vibrant 24-hour vertical community over a city block that has been dark and abandoned. I'm thrilled to have a small part in it.

Dear Uniland: I have sent numerous emails and made multiple calls in an attempt obtain purchasing information on the available condo and office space. Some type of response would be appreciated.

Condo sales have not yet started. I am the contact person for the condo sales. I believe I have returned all the calls and emails (there have been A LOT) , but apologize if for some reason I have missed you. All the names collected are on a waiting list. People on the list will be contacted when sales start. The sales start date is not yet final, but is getting closer every day. As sales have not yet begun, there is no project website. The one-page "billboard" at www.avantbuffalo.com is a placeholder. We're working on the site. Any calls about office space in Avant should go to our office sales team at 834-5000. BRO seems to attract a lot of cynics. Gaustad: I doubt you know anybody who can afford one mil to live in the condo's so of what possible consequence could this development be to you other than to afford you the opportunity to put a negative slant on this "good news" post, an all too common refrain for you I've come to observe. Read buffalogal again. One of the major problems with this city is the inhabitants cannot embrace without cynicism. Outsiders shy away or gleefully join in the Buffalo bashing because our own citizenry cannot speak as ambassadors. Avant is a re-awakened city block 24-7. Get over your unbridled apathy and look ahead with some pride and dignity.

@ WCP - I know you always try to mention all the players involved in the project. To that end the Architect that pulled this off is Stieglitz Snyder Architecture, right here out of Buffalo, and, for the beneift of others, no I don't work there.
