On July 20th I wrote a post describing the outward character of a soon-to-be-restored mansion at 249 North Street (a couple properties west of Elmwood). Since that time Charlie Frederiksen (left) has retained the services of Tommaso Briatico Architect to head up the project. Earlier today I was invited to take a walkthrough of the interior with Charlie, Tommaso Briatico and Assemblyman Sam Hoyt. From outward appearances I had assumed that the inside was going to be a mild disaster, but after seeing the inside firsthand I am happy to report that the house has good bones and much of the original architectural details will be saved. Thankfully the interior was not stripped.

Of course the eight luxury apartments will have to be modified for modern day conveniences, and that will make the units some of the premiere living accommodations in the city. All of the apartments featuring original fireplaces will have operational gas models installed. The mantels are still intact as are the historic tiles. Even the freestanding radiators will be fixed up and modified while AC will be introduced to allow proper cooling and airflow into the rooms. The twelve foot high ceilings, wainscoting, and the restored wood planked floors will keep the dramatic look and feel of the building, as will the built-in cabinetry that adds to the charm of certain rooms.

Tenants will also have off-street parking. Tommaso talked of adding a rooftop deck and felt that it was necessary to consider usable outdoor areas when possible. By the time the project is completed there will be gardens, a painted and restored facade, along with an interior rehab. Studios will rent for $800 and the three bedroom will go for $2200.

    What? $800 for a studio and $2,200 for a 3-bedroom. Who in their right mind would pay that and can afford that? Nobody makes over 30K in Buffalo. This is crazy.

    Give it up Ruby, I've made this same complaint until I'm blue in the keyboard! Don't you know it's people like you and I that are holding this region back with our pessimism and negativity, not the scarcity of decent employment opportunities?

    I believe the proper definition for a "mansion" that has been chopped up into "EIGHT" apartments is "rooming house". Will the 'roof deck' over look the tumble weed strewn parking lot abandoned by Latina's~lack'o'Quality, formerly known as 'Hell's Bells' supermarket?

    A 'LUXURY STUDIO' a place you go, after a long day to rest your MILITARY INTELLIGENCE, and perhaps nosh on some GIANT SHRIMP?

    I think I have finally figured out what this 'Br' sight is.... it's a glorified advertisements page, like in the back of the comics section of the Sunday paper. If the art director/editor/copy boy/restroom attendant is reading, may I suggest some splashy type in cartoon bubbles for future articles....try words like WOW, SPECTACULAR, MUST SEE!!!!!!, and of course ZOWIE.

    What's happening to all the affordable housing in Buffalo? The yuppies are taking over! They should put some subsidized low-income units in the building. Better yet, they should be restoring a house in the Masten Park, Hamlin Park or Cold Spring neighborhood, where it's really needed.

    off the subject--but what happened to the guy who was renovating the home on delaware avenue, near huron street..its been two summers and except for some removal of the blue paint, not much progress is apparent...someone please update us....

    hey buffalobooster,

    funny you ask, i was downtown sunday afternoon and i passed by the place. im not sure if it was the owner, but there was a fellow on a lift stripping the paint off the building.

    if his place is anything like mine, i spend a lot of time and effort working on things that are important but none too visible. replacing drains, tearing out rot, roofing, etc. not that i know if that is entirely the case, but i can understand if the going looks slow.

    slow and stead wins the race. . .

    Ouch!! $800 for a studio apartment. I admit when I walked through this house a few years ago on the Secrets of Allentown Walk I fell in love with this house but to ask $800 for a studio is rediculous. Everything is now being refurbed into Luxury everything which only translates to me as unaffordable!!!

    Frankenberry - It may not be affordable for you, but it's affordable to someone. And if the $800 rent set by the developer does not attract a tenant, he will lower it to $750 or to a level where it is rentable.

    hey al-alo, you are right....working downtown, i pass the building regularly...i thik this may be the only single family house in the middle of the central business district..i only wish i could OWN a home or condo in the business distict...

    it is a unique place. but there are lots of interesting inexpensive places near downtown (id be most cities might say they ARE downtown).

    the lower west side/old first ward/fruit belt/grant areas seem to be poised for some gains. you can still get a great deal in established parts of the city like north buffalo, but you do have to look harder than just a few years ago.

    Fortunately the market for a project like this is from those coming to Buffalo from other cities and those who left Buffalo and are now returning. Maybe some of you should spend a little time traveling elsewhere so you can appreciate what you have here.
