On the Market: The Whitney

The renovated residential building at 65 Whitney Place is for sale.  Developer Sunset Bay Park Inc. purchased the building in May 2007 and recently completed upgrades to the historic property.  The building contains six residential units, each with two bedrooms and one bath in 1,093 sq.ft. of living space.  It has a $750,000 asking price.

Swan Building Shows Off New Plumage

The two-story building at the northwest corner of Swan Street and Michigan Avenue is sporting a crisp, new look.  A new brick facade has been installed on the structure.  Work on the building, owned by James T. Sandoro, started late last year.

Tishman Building Adding Curb Appeal

The New York City-based owners of the Tishman Building are upgrading the property to help attract new tenants.  The prominent Lafayette Square office building has 198,000 sq.ft. of space spread over 20 floors.  Built in 1958 by Tishman Realty & Development, the Tishman served as the long-time headquarters for National Fuel until the utility company left downtown for Amherst in 2003.

Apartments Planned at 1040 Delaware

A real estate investment group that includes former First Niagara Bank Chairman Paul J. Kolkmeyer is moving forward with plans to convert a vacant Delaware Avenue building to market-rate apartments.  The former Lutheran Nursing Home property at 1040 Delaware will contain 49 rentals under plans being reviewed by the Buffalo Planning Board on Tuesday.   Kolkmeyer and business partner Michael Macaluso's 1040 Delaware LLC purchased the property in April 2008 for $400,000.

The Broadway Theatre Renaissance
The Sattler Theatre, often called the Broadway Theatre (c.1914), at 516 Broadway near Jefferson, was purchased by Western New York Minority Media Professionals for $40,000, and will be restored for roughly $1 million.  It will be a gem once again. 

The purchase itself is sort of old news, but the group is now on the verge of construction.  At the moment, Watts Engineering and Architecture has been hired with Flynn Battaglia Architects

Delaware/Bryant Condos Now Selling

Blue is IN on Delaware

Delaware Avenue sports a few powder blue residential buildings and recently got a heavy dose of blue glass at Avant.  Not to be outdone, owner Righteous Babe Records has joined in with the building at 340 Delaware Avenue south of Tupper Street. 

There's not much to say here.  Beauty is in the eye of the beholder.  The City and public generally have no say in paint schemes outside of preservation districts.  An irate emailer isn't pleased however:

Cloister Redevelopment Planned

The long-vacant Cloister restaurant is expected to have a new owner soon with plans to redevelop the site.  Business First reports that chiropractor Dr. Scott Croce, brother of restaurateur/developer Mark Croce, is in contract to purchase the property at 472 Delaware, corner of Virginia.

Jewett Avenue Rehab Planned

 A vacant apartment building near the corner of Jewett and Fillmore avenues is getting a new lease on life thanks to a grant by the Federal Home Loan Bank of New York.  The $70,000 affordable housing grant to Fillmore-Leroy Area Residents, Inc. (FLARE) to help finance the construction of the Jewett Avenue Apartments, which will provide eight units of affordable housing for very low-income families. Home Loan Bank members M&T Bank and First Niagara Bank submitted the applications for the funding.

Elmwood Churning:  Lu Moving, RealtyUSA Coming

Porter Point Demolition Halted-- What’s Next?

Earlier this month, the Buffalo Preservation Board unanimously recommended that a mixed-use building at a key west side crossroads not be demolished by D'Youville College.  Although non-binding, the recommendation and subsequent discussion by neighborhood residents has caused D'Youville to put its demolition plans for 8 York Street on hold.

Theological Thursdays: What’s Wrong with the Church?
The Church has got some problems.  How big they are depends on how you measure them, but closings, declining attendance, and (my favorite measure) "good news for the poor" are all down.

Penthouse Sells in Waterfront Place

A well-known Buffalo attorney is moving into a Waterfront Place penthouse.  Stephen Barnes, of Cellino and Barnes PC, closed on the eleventh floor unit in the Pasquale mid-rise tower today.  Barnes paid $1,069,207.33 according to public records for the three-bedroom, 2,728 sq.ft. unit.  A second, top-floor residence with 3,633 sq.ft. of space is sold but has not yet closed.
