<em>The</em> Place on the Waterfront

wpfive.jpg In a boost for efforts to complete Waterfront Village, the Buffalo Planning Board Tuesday approved plans for Ellicott Development's Waterfront Place residential project. The $30 million development will feature a 13-story condominium tower with 49 condominium units, 3-story townhomes and a central park area. The development will be located on a vacant, 5.3 acre site along Lakefront Boulevard, one of the last development parcels in Waterfront Village.

The traditional, all brick townhome residences will range from 2,200 to 2,800 square feet in two or three-bedroom configurations. Each townhome will include a private courtyard/patio that will overlook the project's central park. The townhomes will be priced from the mid-$400,000s to $550,000. Development of the first phase of the townhomes is scheduled to begin in January. Chaintreuil- Jensen-Stark Architects designed the town home portion of the development.

wplace1.jpg Work will begin in the Spring on the 13-story mid-rise condominium tower. Residences in the condominium tower will range from 1,300 square feet for a one-bedroom unit to over 3,000 square feet for the penthouse units. Each residence will include 10 to 12' ceilings, hardwood and ceramic tile flooring, and one or more balconies. Several units on the upper floors will have rooftop terraces.

Buyers will be able to choose from a variety of floor plans. Units may also be combined. Prices will range from $260,000 to over $800,000. Each unit will include two parking spaces in a two-level fully enclosed parking garage. The building will include a private fitness center and meeting room. Residences will be ready for occupancy in Spring 2008.

KNY Architects of Burlington, Ontario and local architect Charles Gordon collaborated on the design of the tower. It would be the second mid-rise building in Waterfront Village. The adjacent Admiral's Walk building containing 50 units on eleven floors was completed in 1990.

wplace6.jpg Waterfront Place is the second project for Ellicott Development on the city's waterfront. In 2005 the developer completed eight townhome units at Lakefront Commons. Each of those units quickly sold at an average price of $245,000. Marketing for the development will kick-off in the Spring with an on-site sales office planned.
