Uniland Development Company’s striking office building at 285 Delaware opened last summer but has yet to land a first floor tenant. The developer has been much more successful upstairs where all four floors of office space were leased prior to opening. Architectural firm Hamilton Houston & Lownie's design for the 117,000 sq.ft. building features covered parking, a glass and metal facade with sun shades, a stone-panel base, and decorative steel overhangs. The five-story structure was built on a long-time grassy lot located next to WGRZ-TV north of Chippewa Street.

M&T Bank occupies three of the office floors. Environmental services firm Conestoga-Rovers & Associates took all 22,000 sq.ft. on the fifth floor. In total, nearly 400 employees work in the $12 million building.

The developer has been working to attract retailers to the property. The ground floor commercial space features attractive bay windows and 19,260 sq.ft of space. Uniland went above and beyond what has been the norm for sidewalk lighting, street furniture and landscaping. Like many other property owners facing a difficult downtown retail environment, the space is also being marketed to business service providers and traditional office space users.
