Main Street for Sale

Looking to own a piece of Main Street in the heart of downtown? Busy Hunt Commercial agent Chris Malachowski has no less than six listings in the 400 and 500 blocks of Main. With owners hoping to capitalize on a strengthening downtown real estate market, all of the underutilized properties have been put up for sale in recent weeks.

The largest of the properties, 472 Main Street, is located on the west side of Main between the Courtyard Mall and former Hens & Kelly's Department Store (photo below). The building contains 28,000 sq.ft. of space on four floors and is listed at $399,000. Upper floors have amazing terra cotta detailing, though a previous 'remodeling' didn't do the building's lower facade any favors. Sizes for All and Royal Photo Lab have occupied the ground floor for some time. Contiguous to 472 Main is 283 Pearl Street, a nondescript, five-story, 12,075 sq.ft. building with an asking price of $150,000. Both can be purchased as package at a discounted price of $450,000.

472main.jpgOne of the most interesting buildings downtown is also on the market. 496 Main Street is at the northwest corner of W. Mohawk Street and has Happy Garden Chinese Restaurant as a ground-floor tenant. The four-story, 11,440 sq.ft. building listed at $340,000 is adjacent to The Belesario lofts and cater-corner to Carmina & Woods architects' impressive renovation of 487 Main. Though remodeled previously, the building retains much of its original exterior detailing and the floor sizes and ample windows would make for a great boutique office or residential loft conversion project.

Across the street, 501 Main is the three-story former home of Stewart & Benson Travel Services. Listed at $160,000, the building contains 6,000 sq.ft. of space plus an elevator. City officials and the Community Preservation Corporation are working on a comprehensive redevelopment plan for the eastern side of this block of Main Street. 472/487/501 Main and 283 Pearl are owned by Naseem Malik.

Malachowski also has the listing for 535 Main (Rose Nails) across from the Hyatt. Current owner Seymour Investments LLC purchased the four-story, 7,700 sq.ft. property in 2005 and had received approvals for a residential conversion plan. It is currently on the market for $264,000. Also on the market is the former Wendy's restaurant at 477 Main Street. This 5,070 sq.ft. property fronts both Main and E. Mohawk streets and has an asking price of $150,000.
