Savarino and Avalon Development are shrinking the residential component at their Cobblestone District mixed-use project. Original plans for Cobblestone Lofts envisioned 36 units of luxury condominiums on top of ground-floor retail space. Revised plans for the signature Benlin warehouse at the corner of Perry and Mississippi streets include first floor retail space, nine apartments on the second floor, and three floors of office space.
According to Sam Savarino in today’s News, the team’s plans for 1930’s era complex have shifted due to “significant interest from office tenants.” Talks are underway with an anchor tenant to occupy the office space.
Earlier phases of the Cobblestone project behind HSBC Arena involved renovation of a four-story mid-block building into 18,000 sq.ft. of office space (photo below) and a conversion of a one-story terminal building into retail/restaurant space. Savarino Companies, Think Financial, Buffalo Rising/Hyperlocal Media, Clark Patterson Associates and WJ Morrissey Irish Pub occupy space in the project.
