Big Plans for the Outer Harbor

Who says the Outer Harbor isn’t ready for the big leagues? Not the folks over at Queen City Landing LLC. The development partners showed their ambitious plans for reuse of the Freezer Queen warehouse to the Planning Board yesterday. While the Board did not take final action on the proposal, the development team expects to start work at the Fuhrman Boulevard site later this year.

In the $63 million first phase, two floors will be added to the existing six-story Freezer Queen plant. The developer is proposing 153 condominiums priced from $350,000 to $1.2 million. Units in the building will average 2000 sq.ft. Structured resident parking and recreation facilities are planned. The Outer Harbor's first residents could be unpacking moving boxes in 2010.

JCJ Architecture of Hartford, Connecticut is project architect. Regional work by the firm includes the Seneca Niagara and Seneca Allegany casinos.

Future plans for the 20-acre property include a highrise residential tower and lakefront hotel. Queen City Landing LLC consists of local businessmen Gerry Buchheit, Phil Nanula and Jon Williams. The company raised eyebrows last November when it purchased the property for $3 million.
