Chris69..."any idiot" would need significant capital to renovate the place before could attract reliable tenants. "A smart developer" cant simply "add a 3rd or 4th floor" without the help of a smart engineer, a smart architect, and a smart investor. The smart developer would also need approval for the not so smart planning board and we all know how that goes. I love people like you who make outrageous proposals without considering the cost and red tape. I wish development were as easy a task as you imply.

Anyone notice the other real estate signs on the building too? Saperston, Reccio, and Pyramid. Now I guess it's Hunt's turn to try.

At $55/SF...no wonder this building continues to sit undeveloped!

Seiously.....$275000....now thats cheap. Any idiot could rent the 1st floor out and put apartments upstairs...and the building would pay for itself.

Tax assessment is dead-on at $275,000. That's a rarity. Our building at 291 Bryant St is over 5,400 sq. ft. and will be marketed for $329,900 with the extensive work throughout already completed.

Some building owners will let several commercial realty firms list a property simultaneously hoping someone will bring a deal in. Typically these sellers aren't in much of a hurry.

This photo is a couple months old and Hunt has the exclusive listing now. The property owner appears to be more serious- the asking price is down $25,000 from when Recckio was advertising it online.
