Tishman Building Getting a Pulse

The future of the Tishman Building is looking brighter this holiday season. Real estate sources say three floors of space could soon be leased by technology firms that would be moving in over the next couple of months. In November 2005, downstate investor Myer Holtzman paid under $1 million for the then-vacant 198,600 sq.ft. office building that was constructed in 1959. It served as the long-time headquarters for National Fuel until the utility company abandoned downtown for Amherst in 2003.

Leasing got off to a slow start, but Holtzman apparently is making progress by making deals advertised at $5/sq.ft. The economical lease rates, small floor sizes, and central location appeal to growing and smaller start-up companies and firms desiring the prestige of occupying a whole floor. Also helping to re-tenant the building is technology infrastructure installed by National Fuel.

The three prospective tenants are tech companies. One is a company that specializes in helping start-ups with their communication/IT needs. Another is a start-up company which according to one source, “if successful will explode.” All have big plans for growth and could potentially have the building half filled within several months. They would join National Fuel's customer service center and environmental consultant NEA as tenants in the building. A come back story in the making.

What about some retail DT? You would think with the number of people/businesses moving in, a shopping experience would be next? Possibly traffic on Main will spark it?

The April BRO article mentioned something about 8 floors possibly being leased. Guess that fell through. At $5.00 a sq foot you'd think cos. would be lining up to rent.

The Ellicott Development/McGuire Group building is actually a very attractive building designed to mesh well with the surrounding courthouses and will supposedly if built house a Rite Aid in its lobby giving the area a much needed boost of retail.

Actually the proposed Paladino/McGuire building going up is not horribly designed and will include a brand new and improved Rite-Aid in the Lobby. The building is designed as to not take away from the surrounding buildings but rather to mesh in well with the surrounding courthouses and taken by itself is a beautiful building also.

Actually the proposed Paladino/McGuire building going up is ugly as hell and offensive to anyone with any understanding of architectural design. If "not to take away from the surrounding buildings" means "no architectural signifigance" or "devoid of detail" than I guess it succeeds, but what the hell kind of design intent is that? I would guess the design is more a product of economics, not good design.

However, our opinions are just that...opinions and design is subjective. I have no real problem w/ it other than my distain for the aesthetics. It is a great project otherwise and I'm looking forward to seeing that surface lot turned into a new building. It doesn't need to be interesting to look at, just full of tennants.

stop complaining about architectural design from a to be privately funded building. Its not your money! Yeah you might not like how it looks but don't fight the thing. Its better than a surface parking lot isnt it? Not every building will be orgasmic and to be honest if they all were then it would take away from existing treasures. I see no trouble with the Court Street building and can't wait to see the structural steel!

It's a nice modern building and will fill-in a huge gap in downtowns bridgework.

I'm not sure if any of you answered the question on when teh buildig will be built. From what I've heard, construction should begin in the srping. Is taht right or am I mistaken?

Has anyone ever wondered if people in NYC, Boston, Toronto, sit around and contradict the architecture of every new building proposed??

Granted, the design of a new building can not please everyone, but are we really in a position to complain ahout anything?

Yes, people in most cities definitely discuss/debate/argue about the architecture. The Buffalo News doesn't even have an architecture critic! The NYtimes, Boston Globle and Toronto Star all have Architecture critics. All we have is us loud mouth bloggers. A good Architecture critic in the Buffalo News would be a good first step in educating the general public and welf about architecture.

The Tishman is a great looking bldg. Built in 1959 and still attractive and relevant (design) makes it a winner. Wishing Holtzman good luck in the endeavor. Buffalo will win too if a home-grown takes off.

What does the proposed 50court street building have to do with the 1959 modernist glass tower on Lafayette Square that is finally getting some new tenants to revitalize this dormant downtown skyscraper. It is great to see the Tishman Building getting some new tenants and investment. This is another positive development for downtown and something to be thankful for so lets stop the negative bickering about the Paladino office tower on Court Street.
