Downtown Development List

2006 marked a year of important and significant development activity downtown. This successful work is not expected to slow down in 2007. Over 800 residential units are being built or planned, more than one million square feet of office space is expected and hundreds of new hotel rooms have been proposed. This diverse combination of development is helping to reshape downtown into a true live-work-play community. By my count there are 48 downtown projects recently completed, proposed or under construction. Full list after the jump.

Standard & Poor's has raised Buffalo's credit rating a notch, citing the city's improving finances and continued oversight by a state control board.

In August, another Wall Street agency, Moody's Investors Service, acknowledged Buffalo's improving finances when it replaced its negative outlook on city bonds with a positive outlook. -Buff News

Artspace Lofts, 60 units residential, $17 million, 1219 Main UC

Ross Eye Center, medical office, $4 million, 25,000 sf, 1176 Main UC

Kepa3 gallery building, Barker west of Main - commercial and residential

Yet another sign that downtown and Buffalo are on the rise. I can't wait for another successful year in 2007. If all goes well, it might be twice as productive. These projects will only draw in more developers in future years. Good work!

I wonder if the UC designation will change for the Courtyard Mall now that the plans for the relocation of the Restoration Society have been scraped?

How many of these projects hold the same status as they did this time last year? I'm excited by the developments, but still discouraged at the inertia experienced by others (Bass Pro, Fed. Courthouse, AM&A's,

I would be amused to see same list with column added for developer. I realize that this site always credits the developer in articles but an all-in-one-place list would be a nice way to show who's really getting things done (and who isn't)

Projects are definitely happening in downtown Buffalo and beyond. 2007 only offers more promise and hope for Buffalo's future.

Click on link above for images of Court St. Tower. Ellicott Development reports 'strong' pre-leasing and expects to start work there this spring.

Why doesn't BRO ever write about anything in South Buffalo? Or the East Side? Or Broadway-Fillmore? Or along Walden Ave.?

Is there a Web site out there that includes ALL of Buffalo?

Simon… there are things that BRO could do differently or better or whatever but, it is unfair to claim that they don't ever write about those areas you list. THIS POST is clearly, about DOWNTOWN and says so. There have been lots of other posts on development (or lack of, or want of) and businesses on the East Side, Broadway-Fillmore and South Buffalo (Walden, I'm not so aware of). Try doing a search (above, left) check out the "hoods" section (see left sidebar) and then, follow links between related posts. It is infuriating when people make a comment such as yours, when the slightest bit of looking around would correct their assumption.

Redo this list and remove all the stuff listed "PL" and the roster looks pretty skimpy.

Sorry, but I save my bags of confetti for projects where there are shovels in the ground and cranes on the premises. Everything else can be filed under "E Zone", until we see otherwise.

I was happy until I read what road trip pointed out... if "PL" stands for what I'm guessing it does. ("proposed?")

UC- 11 projects, or 23 percent
Done- 7 project, or 15 percent

A bit over 1/3 Complete or Underway.

wcp...as always, thanks for the project updates!! I agree with other posters that some projects(AM&A's at the top of the heap) never seem to go anywhere, but here's hoping that 2007 is the year!!!

What is the status of the AM&S project and it's building on Washington Street. We haven't heard any plans since it was announced nor has there been any updates. What is the status on the project since it has a significant impact on the 500 block of Main Street.

Yes well the two projects on my list to turn around Buffalo still have yet to be mentioned:
1) light rail extension to the airport
2) new convention and conference center for Buffalo

How about some visionary and progressive leadership?

Why do you keep electing the same crappy leaders decade after decade?

Where is the outrage over not one, but TWO control boards?

"Citizens for Accountability" will again, come into view. It has taken a hiatus, but the Control Freak Board of the city has to come up with more than just commentary from 65% living in the Downstate area and answer to the citizens making a difference here in the streets.
