Construction Update: ‘IS’ Lofts


Work continues on Rocco Termini’s ‘IS’ Lofts project at 362 Oak Street east of the Theater District. Renovations to the former Kastings Flower Warehouse have been underway since late Summer. Twenty four one-bedroom apartments in the $4.5 million project are expected to be available in the Spring and will rent for approximately $775/month. ‘IS’ Lofts is the latest of several downtown warehouses being salvaged and converted to housing. Next up for the busy developer is a second phase of Ellicott Commons, the three-story mixed-use development on Ellicott Street where Washington Market is a tenant.

I was hoping that they were going to leave those big structural bays as all glass. I see they got a little conservative and put in a little brick knee wall. Looks like there will be a balcony off eac of the bays.

The IS lofts will be bringing more life and vibrancy to what is becoming a nice little neighborhood on Ellicott. From my understanding, this neighborhood will be expanding the entire block down to Chippewa. Anyone have additional information? Phase II of Ellicott Commons?? Will that be going up NEXT to Washington Market on the vacant lot?

Correct- it will be between Washington Market and Ellicott Lofts. Here is an early rendering- the two 'buildings/storefronts' on the left are Phase II (I believe it will be going by the name IT Lofts):

I have to say that I love the new energy and development but I really hate the fake olde timey architecture.

I love the style and infill of these buildings. Let's not stop and continue building new and redeveloping our Downtown.
