I’ve been dying to get into this house for as long as I can remember and was finally afforded the opportunity yesterday, just one the perks of having your real estate license! 61 Woodlawn Avenue (google map) is a charming two-family home that is just shy of 2600 square feet. The steeply pitched gambrel roof is a unique touch and provides ample room for a great finished attic.
Each unit has three bedrooms, a single bathroom, along with a charming dining room and front living room. The second floor unit has an extra room off of the living room as a sort of secondary parlor space. Original and unpainted woodwork is largely intact within both units, the most notable feature of which are the paired columns on pedestals defining the transition from living room to dining room. Both dining rooms feature roman brick fireplaces with simple, but tall mantles. Most of the original windows are intact and feature intricately designed upper sashes for the Woodlawn and Michigan Avenue elevations.
While the house is a solid start, it will need a full rehabilitation and some foundation work on the east side below the projecting center portion. The heavy limestone foundation is largely there, but has suffered from years of crappy gutters. On the interior side, you would have no idea there is a foundation issue so it appears like it may only be affecting the exterior course of stone.*
Given the proximity to Metro Rail, Elmwood Village, the medical campus, and so much more this place can be a real stunner and a worthy investment. The current asking price is $22,500 and is sold as-is. Be sure to take a look on Street View and note how intact and well kept the other homes are on this block all the way to Main Street. It appears this block or perhaps even this whole stretch of Woodlawn to Main was developed by the same developer. Most of the homes have the same layout and similar features, but are highly differentiated on the exterior. They’re certainly from a time when “cookie cutter” developments actually tried to look different!
Here is the listing for some additional information and my own photos below. If you have an interest in seeing the house feel free to shoot me an email, mikepumarealty@gmail.com.
