NUB Inc., an affiliate of the University at Buffalo Foundation, has sold the former Educational Opportunity Center (EOC) building at 465 Washington St. to Ciminelli Real Estate Corp. The $2.3 million sale recorded yesterday. Sixty apartments plus ground floor commercial space are planned.
The six-story building, which contains some 86,254 square feet, was completed in 1930. For the past several decades, it served as the home of UB’s EOC until a new EOC facility at 555 Ellicott St. opened in June 2013. The sale is being executed by FNUB Inc., which is involved in real estate transactions on behalf of the university. JR Militello Realty Inc. was used to facilitate the sale.
Ciminelli is using Chaintreuil | Jensen | Stark Architects to design the project.
“CJS was selected to work with Ciminelli’s internal development and architectural professional team to handle the design phase of the project,” says Dennis Penman, Ciminelli executive vice president/principal.
On nearby E. Huron Street, a local attorney is rumored to have the Burns Building under contract. The six-story building is owned by Simon Realty Group, was built in 1925, and has 32,852 sq.ft. of space. Simon Realty owns a number of properties along Ellicott Street that have been quietly been shopped for sale recently.
