Two vacant properties, one on the West Side and a second in Hamlin Park, are said to be in line for redevelopment. It is a clear sign that the demand for city apartments and tax-credit eligible properties is unending.
On the West Side, a long-vacant three-story building at the corner of Virginia Street and Prospect Avenue is being redeveloped as apartments. Neighbors have heard that NYC-based owners Buffalo Ridge LLC have filed plans with the City to renovate the property at 197 Virginia Street.
On E. Delavan Avenue, 217 Group LLC purchased a portion of the Lutheran Church Home property for $450,000 yesterday. The three-story building fronting Delavan was built in 1907 on the site of August Hager’s mansion and farm. It is located within the Hamlin Park Historic District.
The new ownership group, registered with the State with an Ellicott Development Company mailing address, is expected to utilize historic tax credits to repurpose the 32,628 sq.ft. building into apartments.
