Wrecking Buffalo: AM&A’s Gets Masonry Catcher
The Lafayette Hotel and Brisbane Building have canopied entryways along Washington Street.  Not to be outdone, the former AM&As Department Store has added some street bling as well.  This latest addition to the streetscape is about safety and not aesthetics however.   Scaffolding has been placed along the sidewalk of the vacant building to protect pedestrians from a crumbling facade.

The  350,000 sq.ft. former department store is owned by Roslyn Heights-based New Horizons Acquisitions LLC.  The development company purchased the property in September 2006 for $2,050,000 and announced a $60 million project to convert it into a mix of 180 apartments and ground floor retail.

City officials had been pressing New Horizons in Housing Court to move forward with redevelopment plans for the imposing downtown building.  New Horizons previously undertook emergency façade 'work' in 2007 when masonry began raining onto sidewalks.  Workers secured the store and warehouse buildings by chipping away loose terra cotta tile and bricks.

The main store complex, five historic buildings that were combined over time, has been a conundrum for a line of developers that have eyed AM&A's and walked away.  The most recent was Rocco Termini who had been planning a mixed-use converstion for the property.

Earlier this year the City removed a crumbling chimney from the building as an emergency measure.

I got so used to seeing the scaffolding in place that it seemed like it was there all this time. Is it possible the building is in the process of being sold and the return of the scaffolding is the start of some work being done to the facade? I've recently noticed the "For Sale" sign that was on the Washington St side is gone.

What happened to Termini and his 'Big Announcement' after the sale of this fell through. I know he is doing FWS but that sounds more like lofts than anything else. I thought he had commercial interests that needed space like yesterday? I think this building is still in play.....

A lot depends on whether or not the Governor includes an expanded historic tax credit system in the budget (due out any day now). I have no clue whether Rocco is capable of, or would want to handle two big projects at once. He he can/does, then go get 'em Rocco

Nothing can beat the scaffolding around Police HQ. That scaffolding has been there for years. Pretty ridiculous.

All of the scaffolding was finally removed around Buffalo Police Headquarters a few months ago. I guess it was there to protect the public from the asbestos that was present in the caulking around the old windows.


"The contract with Ajay Glass, for Emergency Window Replacement at Police Headquarters, was increased by $176,272 for removal and disposal of asbestos caulk at all the window openings. The contract was initially awarded in the amount of $477,800 and with this change the contract will increase to $654,072."

I dont think Ive ever realized what a cool looking building this is. I think because from just driving by, you only see that boring uniform first floor. What a shame.

In looking at the link WCPerspective listed showing the awning on the Brisbane Building and a quote from its owner Hunt Real Estate, I can't help but be touched by their benevolence towards old Buffalo's charm as I share this link with you of some photos I was viewing last night.

Notice the sign above the doorway at the bottom corner of the former Larkin Administration Building in the about the lower center of the photo:

The real key to redeveloping AM&A's is on Washington Street.

Its really 6 buildings. Not 1 Building. Not 4 buildings.

The historic 1890s facade should be restored to Main Street and the Main Street portion divided into 3 buildings.

Put an interior atrium similar to Ellicott Square and the building is both manageable to redevelop and highly valuable since its right on the Main Street Light Rail route.

Pretending the entire Main Street facade is one building wont work.

Pretending its 1 building and not acknowledging its 6 buildings wont work.

Pretending its an international style built in the 1950s when its actually an 1890s building wont work.

AM&As needs to be what it really is...and redeveloped in a manner true to its 6 buildings built in 1890.

Was it AM&As or Hengerer's that had the window displays at Christmas? I can remember gong into downtown to see them when I was a kid.

Is there even a department store in downtown anymore?

No, there hasnt been a department store since AM&A's closed in the mid-90s.

Both had holiday window displays, but AM&As was better. Much of it now located in Lancaster.

Rocco gave up on this because Cuomo never signed the tax credit. I dont blame him, he has been wanted to redo this for a while from what I hear but, after so long he had to move on. Rocco has done great work in buffalo and its a shame this happend, we better get used to that look of the buling because i have a feeling it will stay that way for a while, thanks to buffalo's top notch devolpers like the New Horizons group or whatever they are called.

Too bad. I suppose Macy's, etc., are all out in the suburban malls. Another reason for more housing and more people living in downtown. If the customers are there, retail will follow.

There is nothing historic or worthy of a major department store again occupying AM&As or Hengerers building.

They need a full restoration to something that is truly historic or it wont work.

You could get a department store in Brisbane but you wont get one in AM&As. The Brisbane has panache and style.

As soon as one walks into AM&As, the lopsided floors as one moves from each one of the 6 buildings to the other...(each at slightly different floor heights) immediately turns off any prospective developer. It makes it appear butchered and flawed...like its a mistake.

To solve the different floor heights a developer has to break the building back up into individual buildings. If your going to break the building up...then restore the original facades.

The AM&As building complex is becoming an increasingly negative liability for downtown. It seems like this deteriorated department store is just not economically viable to renovate and reuse. All past attempts to renovate this complex have been total failures. Perhaps it is time to face harsh reality by allowing complete demolition and clearance of this decrepit monstrosity and think of creative, new ideas to redevelop and breathe new life onto this prime downtown site.

Private developers didn't want to pay for demolishing AM&A's either. So when you say "allowing complete demolition" that really means millions of public tax dollars just to create yet another shovel-ready site. Haven't we been down that road before?
