Then and Now: Small Steps Add Up
The signs of new investment in the city are becoming more and more numerous.  Although the big projects like The Hotel @ The Lafayette get most of the press, there are many many projects adding up to positive change in long forgotten parts of the city.  Neighborhoods once written off are now showing signs of new life that are becoming undeniable.  One such neighborhood quickly improving is the area of West Allentown / Kleinhans / Fargo.  This compact cluster of streets on the lower west side is poised to become one of the city's premier neighborhoods. After a long period of decline and disinvestment, the West Allentown area is seeing a noticeable influx of new money. The Elmwood and Allentown neighborhoods have become substantially less affordable over the last decade, causing people to start looking for unique and historic urban property in the Allen / Fargo area.

The neighborhood has a long way to go to reclaim its former glory but these two houses, shown here before and after recent improvements, show the kind of new investment which has become commonplace.  These are not spectacular changes - new paint, new roof, removal of dull 1940s siding - small steps that make for big changes.  Improvements like these make the next investor more comfortable and the next project more likely.  Before you know it, whole streets have been brought back from the brink.  In many ways this neighborhood is more interesting than Elmwood and those who get in early will reap great rewards in the near future.  The short blocks with a complex weave of street grids with very old densely built historic architecture create a compelling urban environment.  Add in nearby Allen Street and massive new investment scheduled for the Medical Campus, just a 15 minute walk away, and you have all you need for a highly desirable address. 

I have another example of this kind of new city investment  in this neighborhood in the works which will really impress.  Stay tuned.

There's an apartment complex on the corner of Fargo and Pennsylvania that had been recently renovated int he past few years, which now looks stunning and beautiful. Red brick exterior, 4 or 5 balconies face the street, and the land lord has done a nice job lighting up the property and maintaining the grass. The street can be very dark at night but when you get to the apartment building, it's all lit up.

They removed so much of the architectural detail. THATS VERY DISAPPOINTING.

Natural tones are good but the ones they chose are bland.

well, I suppose we should be glad that these homes are atleast getting the love and attention and investment long over due!

The Victorian Stick detailing at the peak was covered over or perhaps removed; the remaining detailing appears to be in tack.

The color selection is a personal choice and this color coordination seems to work well with this home.

I give the owner a huge applause for resurrecting this home!

One day when you move out of your parents basement and buy a home you will find these are monumental tasks.

Since purchasing my house near there, Ive been very happy with the amount of work being done on houses throughout the area.

I love seeing the conventional wisdom of the suburbanities that no one would rehab these houses and no one would live in these neighborhoods turned on its head. More rehabs please. Let's have many, many more.

just closed a month or so ago on a house in this neighborhood(first block of west ave south of porter.) expect a similar transformation there next summer! for those who dont know this area had its share of problems in the past but the housing stock and location is fantastic and investment is flooding in. Get in at todays prices while you still can!

I live in Fargo area. Any idea what is happening at the corner of Fargo and Jersey with the old corner store there? Says on the side "Coming in February: The Fargo".

There's a storefront at Plymouth/Pennsylvania that has a sign that says "Coming Soon: European Deli". Of course, it's been there since last spring.

That building at Plymouth/Pennsylvania is owned by a landlord who has more properties than she can properly maintain, and will not rent storefronts to people unless they out in what SHE wants to see there. She previously insisted that whoever rented that particular property put in an "organic grocery".

It's a pretty good bet that the "European Deli" isn't ever going to happen. That sign has been in the window for quite awhile, with no apparent activity inside, or out.

Pennsylvania Street was my last address before I moved to the midwest and returned. I am very familiar with the individual who owns the property. She's an odd duck, and somewhat difficult to deal with.

Always glad to see renovations and improvements but regarding 310 Pennsylvania, I wish that the remaining decorative details were shown off by being painted a different color than the body of the house.

humble suggestion about your board: using the seal of the city (which i love, too) implies that your board is owned, operated, and approved by buffalo city government. they might consider it an unauthorized use. lots of terrific buffalo iconography out there; i strongly suggest changing it.
