Big Deal: Uniland Buys Delaware Court Building
A subsidiary of Uniland Development Company has paid $3 million for the northwest corner of Delaware Avenue and Chippewa Street.  BTC Block 20 Inc. paid $2.95 million for the circa-1917 Delaware Court Building at 234 Delaware Avenue, a two-story curved façade building with 54,612 sq.ft. of space and surface parking lot.  Delaware Court GP was the seller.  233 S. Elmwood Avenue, a "J"-shaped parcel at the corner of S. Elmwood and Chippewa was purchased for an additional $50,000.  A Valero gas station along S. Elmwood was included in the sale.

The combined parcels are approximately 2 acres and front Delaware, Chippewa and S. Elmwood.  It is one of the largest single-owned parcels in the central business district.  The properties are just north of Uniland's Avant project and south of its 285 Delaware office building.

According to Uniland Vice President Michael Montante, the company plans to restore the building while considering long-term plans for the site.  Uniland plans to incorporate the existing façade into the any future designs.
 
"A Delaware Avenue address is in high demand and synonymous with prestige in business both yesterday and today," said Montante.  "Whether the uses are office, retail, or residential, this site calls for something special, something unique, with a mix that meshes old with new."
 
Though it will take time to develop a suitable plan for the parcel, Uniland is already working with different users, some of them large users, and expects to have plans finalized within the next few months. Montante continued, "It is extremely difficult to assemble two acres of land in such a central location and this foot print allows us to be very flexible with our development plans."
 
In addition to discussions with potential users, Uniland is also meeting with City of Buffalo officials regarding their effort to further invest in streetscaping and beautification at the property.

 
The properties were listed by Tyler Balentine of Pyramid Brokerage Company.

Meaning? It would be quite interesting to see some infil on some of that parking - though the parking is super helpful, and I do love parking lots.

Infill here would be wonderful as there are several places to park near here. In fact, a lot not too far from here is being expanded right now! And this corner building is worth preserving. I am glad someone is making a large investment in this parcel and look forward to seeing their future plans.

Free parking on Johnson Park, for example, another lot right next to the Graystone, and metered parking all up and down South Elmwood and Delaware Avenues. This parking lot would not be missed if Uniland decided to develop this property.

How about continuing a mirror building that extends to, and wraps up (or down) Elmwood? I do hope they continue the concept, which other owners on the strip have discussed, and bring more upmarket establishments to this corner.

I think Chippewa could evolve a bit...

The curced facade reminds me of South Station in Boston, another classic lowrise that's slated to sprout a big tower.

Great move, Uniland! This is an iconic Buffalo building and location, kitty-corner from the coffee shop Bruce Katz of the Brookings Institution calls the best in America -- of course, maybe Bruce tells that to all his coffee shops ;-)

I love the idea of adding floors to this building -- can you imagine the demand for those units -- especially the one or ones on the curve--? If Buffalo Rising overnight-posted about any specific plan for that, Uniland's voice mail would be full before they arrived in the morning.

But after rightly focusing on the Delaware side of this purchase, I'd say one of the biggest opportunities is presented by what right now is unfortunately the ass end of this property: the Elmwood side. Just contrast the Delaware streetscape heading north from Niagara Square with that of Elmwood, just a block over. With few exceptions -- and the new courthouse didn't help with this either -- Elmwood gives the appearance of being the ass end of everything all the way to Allentown. This block would be a great place to begin a concerted, conscious effort to turn that around. And Uniland, especially with its Avant investment to protect and enhance, is the perfect player to spearhead that. The community would get behind that with their ideas, energy, and enthusiasm. And other developers, I believe, would get behind that with investing, over time, in recreating a streetscape and even sense of place for South Elmwood.

And more specifically, the corner of Elmwood and Chippewa. Uggh! It's not unusual for me to catch a Grant or Elmwood bus there after being downtown, so the accumulated time I've spent there is measured in hours. For a lot of reasons, it's a corner that doesn't work well for anyone, and the contrast between it and the iconic Delaware/Chippewa corner a block away is jarring. Lots of room for improvement!

This is interesting. My house is barely out of view in that aerial photo. I hope they keep the building at Chip/Del, knock down the gas station, and expand around the corner leaving some parking in the center of all the buildings.

My only concern with eliminating parking is the overflow onto my street and surrounding streets, primarily the young Chip strip crowds. They are very disrespectful to the neighborhood and if they don't consider the residents when parking then they're not welcome.

??? I'm not complaining about a lack of parking, I'm complaining about the Chip crowd who park in the nearby neighborhoods AND cause trouble. I chose to live near Chippewa and accept some of the BS associated with that but this past year we've had a lot of issues with people parking in our neighborhood and being disrespectful. For instance, tailgating, smashing bottles, blasting loud music from their cars at 4am, screaming, fighting, car break-ins, etc. I don't care if they park here as long as they are only parking and not causing trouble.

I know that's a problem in EV and Allentown too but some of this has turned violent as of late, such as the murder across from Johnson Park a few weeks ago.

That said, I still hope they build over that surface lot and I hope they put something in that attracts better clientele. Chippewa has gotten way worse the last few years and it seems some bars are attracting a violent criminal element.

How about wrapping the building all the way around S. Elmwood and having a courtyard in the center, a few archway entrances to the courtyard from the steets, shops and restaurants lining the courtyard with courtyard seating for restaurants/cafes.

Better yet, a mid-sized grocery store built to the curb wrapping the corner with parking in the middle out of sight from the street. There's plenty of residential all around here and would fill the void for the rest of downtown.

I hope their first move is making their tenant remove the trashy grass-skirt-awning-thing. It looks like it's designed to be a [deleted] magnet, and appears to be effective.

I say tear it down, clear the whole site and make a great new building that makes a nice modern architectural statement! I'd like to see a quality (stress QUALITY) avant-garde new building that will be a future landmark! I'd like to see something in buffalo that doesn't look pre-war - its also time we recognize an opportunity to move on. Lets dream cutting edge, some of the up-and-coming top 25 architects (and I don't mean Cannon - we've seen that formula already over, and over, and over...). The buildings on these site are NOT fine examples - they are pretty ho-hum.

Glad your opinion is worth as much as ours...

A thin tower would be really cool. Buffalo really doesn't have them. 4 or 5 condos per floor with office space. Get something really vertical!

The corner where the gas station currently stands will really need some love. Hopefully this will be a gateway into the west side and maybe start to cut into the pie piece where Delaware, Elmwood, and Niagara come together.

Exciting news, I'm sure they had cash to burn after losing out on Gates, nice to see the investment in downtown by another big developer with good track record.

There are plenty of vacant sites that could use a great new building where you don't have to tear a nice old one down. Uniland owns some of those sites.

I have hated that gas station forever...seems like you could have some sort of landmark new build right on the corner of S. Elmwood and Chippewa (your Gates Circle condo tower)1st floor retail/entertainment with the option of an attached parking.

Ramp entrance on Chippewa, exit on South Elmwood. Parking is pretty stacked on busy Chip. nights, I've always thought this would be a great place for a multi story ramp and could lead to much greater density/surface lot elimination further down the road. (dreaming i know)

When is the City going to pour some TLC into Chippewa as a whole? Could we get a separate story on that please? Chippewa (and Delaware from North to Chippewa for that matter) is in desperate need of paving. And Chippewa itself needs a complete streetscape transformation.. new sidewalks, lightposts, etc. I love how SoHo has evovled, the Mighty Taco addition is nice, and it's great to see '4 Play' has finally replaced its 'banner' sign with a real one. But this street is clearly still hurting.

Bids on the work are expected to be issued this fall. Among them six streetscape improvement projects that have been identified by the Buffalo Urban Development Corp. The projects are:

• Main Street between Goodell and Allen streets.
• Ellicott Street between Goodell and Best streets.
• Delaware Avenue between Niagara Square and Chippewa Street.
• Chippewa Street between Main and Genesee streets.
• Pearl Street between Tupper and Exchange streets.
• Perry Street between Main and Michigan streets.

All of the projects including new street lighting, landscaping and other improvements.

I like the idea of a slim high-rise.
The city also needs to re-face the apartments near Canalside !
On the bright side...I really like the progress being made in Buffalo.
