Sales Watch: Two Units Remain at Avant

And then there were two.  There's still opportunity to buy a new condominium in Avant, but they are not for those with shallow pockets.  The cheapest remaining unit is priced at $995,000 while the other is $1.3 million. 

The 27 residences at Uniland Development Company's Avant occupy the 14th, 15th, and 16th floors of the building.  Every condominium has at least one balcony and operable windows in the living room and bedrooms, many of the larger units have two balconies.  Every resident has two designated parking spaces in the underground garage.

22 units are sold, including three units priced in the seven figures. Three additional units are under contract but have not closed yet.

Residence 1409 is a 2,464 sq.ft. corner unit priced at $995,000.  The residence features an open living concept, perfect for entertaining.  A 67 sq.ft. terrace is located off of the living area.  A home office faces east offering views of Delaware Avenue below and the downtown skyline.  The two bedrooms are on the south side of the residence facing Niagara Square and offer cityscape and waterfront views.  The master suite features a large walk-in closet and glamour bath.  The second bedroom has its own private bathroom.  A half bath and laundry room round out the floorplan.

avant1409.JPGOn the penthouse level, unit 1602 contains 2,862 sq.ft. of living space.  This unit also features an open concept living/dining area but with 18' ceilings.  It faces northwest with views of Lake Erie, the Niagara River, Peace Bridge, the historic West Village and beyond (interior photo below).  The kitchen with center island is bookended by a breakfast nook and a walk-in pantry. 

This unit has two north-facing terraces, one off the dining area and the second in the master bedroom.  The master bedroom has his/her walk-in closets and glamour bath.  The two secondary bedrooms have private bathrooms.  A half-bath and large storage/laundry room are located near the foyer.

Uniland Development provides the unit shell and layout, but it is up to the purchaser to select finishes. 

All Avant occupants have access to the gym and pool facility, but only the residents have access to an additional private gym.  Residents are able to avail themselves to the services and amenities of the Embassy Suites hotel including room service, valet parking, housekeeping and catering services.  The residents also have a private solarium on the 16th floor which has kitchen facilities, seating area, television, and fireplace that can be booked for meetings or parties.

Each unit has two dedicated parking spots in the building's underground parking garage.

With sales winding down at Avant, is Uniland's proposed residential building on Gates Circle on the horizon?

"We continue to pay close attention to market demand but given the great success we've had at Avant - it is highly likely the project will move forward in the near future," says Therese J. Hickok, Uniland's Senior Marketing Manager.

Something tells me if you have the scratch to buy this then you probably can afford to pay extra for a nicer travertine tile.

I'd imagine there's a standard builder's grade that's included and above that would cost extra.

Yes - the 1% definitely does not buy a unit this cheap...but they are nice and I like them!

I bet most people in Buffalo don't realize that as of 2011, combined households income of $97,000 as a typical middle-class family. Ive known many people around Buffalo that fall below even being part of the lower middle class ($35K-75K per yr). Yes - you read that right Buffalo is so oddly out of scale with many other areas of the country however that this might seem high (The same folks who thought giving the Statler project $5 mill was a lot of money....its not). The top 1% makes a combine household income of $350K per year or more.

Yeah, that sounds about right. The figure I was aware of was that $200k per year puts you at around the top 5% in WNY. And going by the basic rule of thumb that you should budget about 1/3 or less of your income on housing, and that this property would cost about $10,000 a month...you're right around $360,000. I think this is right on the mark for that target market.

Obviously when we talk about Buffalo's 1%, we aren't talking about Terry Pegula et al... So where is the idea coming from that these properties too cheap for WNY's 1%? How many private residences of any kind in this area top the 1 mil mark? I wouldn't be suprised if it was 1% or less.

I love that Buffalo has had success with the luxury condos at the Avant. It's properties like these that start showing people that if you want a million dollar home, you don't have to settle in East Amherst or Clarence.

Million dollar homes in Clarence and E. Amherst are tacky and oversized. They are just bigger versions of houses at half or one third the price. Trust me, I've been in many of them.

Avant is much nicer.

If nothing else both units would make awesome rentals. 18 foot ceilings? That's HUGE.
