Big Deal: Horsefeather’s Building Sold
Developer and architect Karl Frizlen purchased the Horsefeathers Building at 346 Connecticut Street last week.  The historic five-story building will be redeveloped with a café and food market with a number of vendors in the basement and ground levels and 18 loft apartments on the upper floors.  Frizlen's 346 Connecticut LLC purchased the building from Henry Sontag for $475,000.

The circa-1896 building has 25,000 sq.ft. and has been vacant since Horsefeathers, an architectural artifacts and antique firm, moved to Chandler Street in early-2008.  

There will be a mix of apartment choices available.  Four studio apartments on the fifth floor will range in size from 341 to 430 sq.ft. renting from $475 to $575/month.  

There will be a 1,116 sq.ft., two  bedroom, two bath layout with dining room priced from $1,095/month.  Three bedroom, two bath layouts are also priced from $1,095/month.  A plan with four bedrooms and 1,322 sq.ft. of living space is priced at $1,300/month.  A pair of three-bedroom, two bath plans on the fifth floor are approximately 1,630 sq.ft. and have access to a rooftop patio.  They are priced at $1,635/month.

I've become increasingly optimistic of Buffalo's prospects in my years and would bet my existence on residential investment in the city as the closest thing to a silver bullet. But 1600/month for rent... on Connecticut Street? God Bless. Good luck. You have greater cojones than I ever would.

As for the market, hit it out of the park.

$1600 for 3bdr... for three young hipsters living in a cool space with cafe and market in the building, thats pretty cheap.

While those rents seem ridiculously high for Connecticut Street, I think they are geared towards D'Youville students, so given the cost of student housing, that's about right. Ever price the new studio apartments recently built in close proximity to the UB north campus?

This is great news for Connecticut Street! I love seeing new activity on that street/neighborhood. On a small personal note..I do miss the Mark Freeland mural on the wall of this building.

why do you assume that they are a drug dealer and a prostitute? There is a bus stop there at the corner (I beleive they are waiting on a bus, the 3 Grant). I have caught that bus many times at that corner. I just hope you won't assume I'm sellimg drugs the next time you see me out there waiting for the 3 going downtown.

I thought for sure this project was dead for lack of any banks willing to finance it. I am so glad to hear that it is still moving forward. I think this is an incredibly beautiful building, and it will be wonderful to see it cleaned up and active again.

I hope this building spurs Connecticut Street along on its slow but gradual improvement the last five years or so.

This is great. However, I question the wisdom of putting vendors in the basement. Will that work? I'm skeptical, but, hey, if it works, I'll all for it.
