Graystone Conversion Gets IDA Assist

Leave a commentThis particular building has been on one, long, demented, merry-go-round for so long I am beginning to believe the renovation will never actually begin much less be completed.
I am sure the accidental removal of a load-bearing wall sparked a flurry of OSHA visitations and potential lawsuits so let us all hope and pray that Carl Paladino will be able to complete this project in a timely fashion with no additional mishaps.
He proved he was a hypocrite when he ran for governor, what I'm curious about is where people are going to park? Not that I'm a huge advocate for parking garages but I know the folks on Johnson Park already have problems with congestion.
My problem with this (other than the pure hypocrisy) is that we are enabling his poor stewardship--he let this building deteriorate over the past 10 (?) years. The renovation cost would be FAR inferior if Carl had taken care of the building (ie plugged the hole). But, instead, he let it die by neglect....to the point where the taxpayer has to subsidize him.
Congestion is a good thing - something downtown needs more of. But, in all reality, there is PLENTY of parking available up and down Delaware on evenings and weekends. Non-issue.
Have you seen that end of Elmwood? It's mostly parking lots? Why don't we just knock down every fricken building left for even more parking? That'll make downtown more vibrant!!.....(not)
I have seen that end of Elmwood first hand and you are right, of course the exceptions would be the Federal Building, the New Era Building, The Avant, The Federal Court Building, the housing development at Cary and Rabin, the 31 club, the Corn Exchange Building. I'm only covering three block here b/c I don't want to drag on.
One might say with all the development parking will soon be a bigger issue in this end. Ride a bike down there and and keep your eyes open it might change your point of view.
I am happy to see this restoration project get under way, the difficult part is it's parking In the area! I own here and between the schools and down town empolyment we have never been able to park with in 150 ' of my home and it is impossible to do remodel when a contractor can't come close to the house to work on it. I would like a residential parking pass program in place to safeguard the streets for home owners!
Carl and his tea party cronies lack the fortitude to live the values they claim to believe in. They rail against government but are first in line to feed at the public trough.
Good lord. Keep putting people into boxes. Cause you know that everyone you disagree with are all the same shmucks.
I only put them into boxes that they fit. :) Actually the tea party and Carl also fit into the racist, uninformed, old white guy box but that's for another day.
Racist against _____? Not blacks, because then tea party blacks would be racist against themselves, and that just doesn't make any sense.
An argument could be made that you sir are the uninformed one, especially by taking the easy way out with the above point.
Guess Sarah Palin is an old white guy?
Generalizations about politics rarely work, so try to avoid them.
There are very few "tea party blacks", hardly any African Americans share the party's far right wing philosophy. As for Sarah Palin she is typical of the tea party, intellectually feeble, filled with hate, and not capable of serious or competent debate.
On "generalizations", Carl Paladino has a record of racism, sexism, and hypocrisy, the shoe fits.
Don't forget... For the blacks who do identify with the tea party, they are most certainly uncle toms. For no black person can be conservative. It doesn't fit within my little box.
Seriously though, get the greystone rolling please. It's a gorgeous place.
Black Rock, the ignorant stench of your comments hangs over this entire thread. Politics is compromise, unless your a loon. And for every racist republican that you stereotype, I'll show you ten rabid, frothing-at-the-mouth racist Democrats.
Justin- Very eloquent, always better to attack the person rather than debate the issue. It is you that are ignorant and uninformed, this isn't about "compromise" or "politics", this is about a businessman that rails against taxpayer subsidies and then turns right around and takes advantage of them.
As for racism, the Tea Party does indeed have a history of this behavior, just google it, you could spend hours enjoying their antics. The Republican Party also has a record of racism, (though more covert) Richard Nixon perfected the "southern strategy" of race baiting whites in the south. Ronald Reagan spoke of "states rights" to pander to those that were uncomfortable with the advance of civil rights. Rush Limbaugh spews his hate and thinly veiled racism on a daily basis and lets not forget the eminent Republican and Romney backer Ted Nugent and his rants and threats against the President. Finally here in WNY we have Carl Paladino, see his e-mails for confirmation of his feelings on race. That is 5 Republicans, now please provide 50 examples of "rabid, frothing-at-the mouth Democrats" as you promised.
Whatever. I'd rather see it occupied than vacant and crumbling.
Who cares about politics. It is an eyesore that will be made beautiful again.
Rehab it, make money and reinvest. Rinse and repeat!
The parking lot and fence around the Vet office next door could use some love too. It's like a giant garbage net for the neighborhood. Since Carl's getting breaks he denounces others for receiving how about he ponies up and take care of that fence for his neighbor in return for them having to deal with his delapitated building for the last decade?
He maybe would also be out of business. It's similar to republicans railing against pork but taking it because it's there and they have constituents to please. The Florida governor rejected transportation funding. I'm sure his citizens didn't like that. It's better to shoot high and miss, than to shoot low, make the jump while laughing at those who missed the Higher mark.
I don't follow, are you saying to hell with ones principles? That it is better to win at all costs?
Oh come on, Of course Im not saying that. I'm saying it's nearly impossible to follow them 100% of the time, especially in the political arena. The same goes for business in this particular case.
I think if you are going to champion a particular cause in the political arena then you better practice those principles in your personal and business life. Carl Paladino does not.
Any reasonable person would agree with your statement. Part of my point was that politically when people stand up on principles, for example, restructuring social security so that it is solvent, it can be political suicide because people have something to lose. History tells us that just because something may be popular, doesn't make it right. but alas, we are talking about tax breaks to fix up the greystone, and I don't have a problem with lubricating this development, regardless of Carl seemingly being a hypocrite. Git er dun.
All politics aside it is certainly good to see this long neglected building finally being renovated.
Great save. Well worth the public's investment.
Ahh, the trials of public opinion.
In this case its like sausage...I dont care how...just restore the darn building. What would be nice is if they extended that concrete facade and expanded the building to consume the other half of the block....not a problem since the rear is brick and its half falling apart anyway.
My priorities for downtown Buffalo are to get the Light Rail to the Larkin District and the Central Terminal and beyond to the airport....then get UB Amherst connected. Those are huge projects with huge impacts for our downtown.
Then I think downtown Buffalo should take a clue from the Larkin District and reconstruct the original fabric of downtown...yes, even a dozen or so landmark buildings that were demolished before we bring in more new contemporary/modern office buildings.
Yeah we all know you have a woody for light rail expansion though I think it's completely unecessary when you can drive anywhere around WNY in 15 minutes. Why fix something that's not broken?
Okay, who's ready to take Paladino to court now? Hey, karma is a "B"!!!!!! Can't go trying sue others for getting help, and then doing exactly the same, Carl aka [deleted]
42 apartments are going to need at least 42 parking spots, 24 hours a day, so parking IS an issue - but it's the builder's problem to provide them, if he wants to sell the units. Street parking is not an option in this case.
Maby it's just me, but I find most urban dwellers don't drive or need a car. Is'nt that the whole point of urban living and why we want more people to live downtown? To be able to 'walk' to work, eat, etc.?
I'm a 30 yr. old, white male that, regularly reads and enjoys this site, but also happens to be conservative and believe in many of the Tea Party's Principles...are you calling me a racist? I thought you “liberals” were open minded and judged everyone as an individual?
Liberal philosophies have done wonders for downtown Buffalo over the past 40 years, keep up the good work Black Rock.
Castle 18- Certainly not, most conservatives are not racist but you must realize the Tea Party has become the place for those with racist tendencies to congregate.
As for "liberal philosophies", Buffalo and Black Rock thrived for generations under more liberal policies, our decline was greatly accelerated by the past 30 years of conservative government policies.
Some of the demise of Buffalo can be blamed on conservative ideas. States in the south with less government, lower taxes have attracted our best and brightest for years. Good point Black Rock.
Huh? You actually think NYC, Boston, and DC are jealous of Phoenix and Houston? It's not even close. The "southern charm" of having a three car garage and driving 20 minutes to get to an Applebees might have been appealing to an older generation, but it has long since become apparent that it's pretty laughable lifestyle. Everything's cyclical, so maybe crappy McMansions and 3rd ring beltways will make a comeback in a few generations?
Come on Ben, have you been down south? I am not talking about Atlanta or Charlotte but the real south. The conservative "low tax" south leads us in so many ways, they lead in poverty, teen pregnancy, illiteracy, drug and alcohol abuse, violence, obesity, and welfare dependancy. They are also less educated, less healthy, and less likely to marry or remain married. Not something we should emulate, maybe they need to raise taxes to help their citizens catch up to us.
Blackrock, you know I'm much less inclined than you to tell someone how to behave. If they're happy in the hills, not on public support, (I think Obama put it.."clinging to their guns and bibles") more power to them.
I wouldn't be so quick to say "we're advanced, you're not". But then that's the difference between the left and the right.
IDA tax breaks for the Greystone are as bad an idea as they always are - regardless of building age, location, or anything. If people want to save old buildings, great. But they should have to pay the same taxes as others pay. Also they shouldn't get any govt funds (whether funds are called "tax credits", or grants, etc.) for privately owned buildings. Raise donations instead. Same goes for Trico, of course. Only publicly owned buildings/projects are appropriate for public $.
On the Paladino thing -
The hypocrisy complaints sound like a straw man. At worst case what he's doing seems similar to people who rant against the mortgage income tax deduction (some of those even comment here) but then still use it. I wouldn't consider that to be hypocrisy.
But this seems even less 'hypocritical' than that because I don't think Paladino ever claimed he's against all corporate welfare. Just because he sought votes or endorsements from Tea Party people doesn't imply he was endorsing all of their issue positions (not that they have a unified set of positions anyway, but even if they did it wouldn't mean he implicitly agreed across the board). And he never said he favors zero government.
It's the same as for Cuomo with unions. Just because Cuomo sought their support doesn't mean he endorsed everything they want.
Paladino has sometimes favored corp welfare for projects other than his own (he's favored corp welfare for Canalside and Bass Pro, as examples). And has sometimes he's opposed it (he opposed $5M grant to Mark Croce for the Statler, which Paladino says doesn't have any long term viability).
I'd guess some of you who favor it for the Greystone and Statler were against it for Bass Pro. If so, then you pick and choose which projects you favor or oppose it for too, just like Paladino does.

The world wouldn't go round without people like yourself and Carl Paladino; thank you for being you.
There are good people on both sides. Believe it or not, I see your perspective.
However, at the end of the day, you "sound" like a disgruntled Obamanite that is looking for a hand out of some kind without having to do any real work. Playing the race card, pitting people against each other for their wealth doesn't solve anything.
In a free market, any one person should be permitted to capitalize within the limits of the law. If a developer can make a profit for himself he shouldn't have to determine if it meets you moral compass. Every business person has bills to pay, a business to run and a family to support.
Aside from the developers background, which I believe is superfluous in this particular case, he should be congratulated for the "risks" he has taken, the beautiful condo tower that was build on the waterfront and his loyalty to this city at a time when no one else believed that it could turn around....including me.
Romney- Of course there are "good people on both sides" but one side has a recent history of turning hard to the right. Those "good people" on the conservative side need to take their party back from the extremists that have seized control or they will continue to be open to harsh criticism.
Your suggestion of a "disgruntled Obamanite looking for a handout without doing any real work" is not even close. I have been working and paying taxes for over 40 years, earn a very good living and I am happy to pay my fair share in taxes. I don't begrudge anyone the right to get ahead but in my lifetime I have seen the working person lose ground at a dramatic pace while those at the top have extracted obscene amounts of wealth while their tax burden has greatly declined.
As for "playing the race card", you do realize I am an older white guy, not sure how that fits.
Finally, "the free market" has been manipulated and perverted to benefit mainly the rich and powerful, we need to return to some basic fairness or our society will continue to decline.
BlackRock
Once again, you are making generalizations that you believe to be true based on your past experience. However, there are others that have had a different a experience.
One could argue that the left is full of liberal extremists that are only interested in dividing the country, playing the race card (as you did above), hence the reason for the creation of the Tea Party.
You don't need to be a minority to promote or encourage a race war. One could also argue that the single white male is the minority today, receiving no breaks; everything should be based on merit. No short cuts.
There are very wealthy people that I know on he left that exploit the system as well. I don't care. IF you can work harder and make more money than the next guy then perhaps you deserve to be in a different tax bracket. This is why people incur hundreds of thousands of dollars in student loan debt that they use to "mortgage" their future.
You are not stating facts, but generalizations.
Glad to see BRO is becoming more centered.
Too many tree huggers on here for a while. Good
to see balance finally.
LAWD! Everybody should give my Black Rock brethren a break (if you saw his formerly vacant but not awesome house in person you would know what a good dude he is). He is a wise man who loves his city and breathes the passionate breath of a man who sees his predominantly Democratic city is still disturbingly conservative.
1) Paladino is a scum and a hypocrite, but he is the scum who owns the building and has the big wallet, so let him fix it up. It is good for us in the long run.
2) The Tea Party does have a faction with a history of racist-bent commentary, including repealing certain amendments to the consitution that regard slavery. Despite them claiming this is not their main angle (i.e. they don't want to return to slavery) on the repealment it did not sit well with many black people (or many white people for that matter). Their anti-immigrant, back to a 1950's style America rhetoric doesn't sit well with most people of color or women, who had little to no rights at that time (at least socially if not literally).
3) Bring back the tree huggers. They may be just as delusional as the clearly Republican-bent folks on this post thread, but at least they had inventive handles.
Hello???? Is anybody home????
"The company website states that “the redevelopment of The Graystone Hotel will offer updated, contemporarily designed and equipped units, all at affordable rental rates with heat included. With interior clean-out well underway, finished units are expected to be available for occupancy by early 2012.”
Tell me this place wouldn't follow Rocco's Lafayette with nearly filled occupancy right from the start.

Fine - I will be glad to see this redeveloped and its a decent use of public funds. But it makes me wonder if Paladino knows how to spell the word "hypocrite?" It doesn't make him always wrong, but the guy is a complete assclown.
It seems he doesn't like subsidies. But if they're available and his competitors are taking advantage of them, so be it. I would do the same thing.
So no need to "practice what you preach"? I believe a person must stand for what they believe in or they are have no credibility or honor.
No, in a competitive marketplace you take advantage of what is available to you, or you risk falling behind.
Sorry Gingham, better to risk "falling behind" than to lose your integrity.
Just to bring a little more insight to the matter. Paladino's latest stink was with the city of Buffalo giving City tax dollars(~5 million) to Croce for a building he paid 700,000 dollars for. This is 300,000 dollar hand out, from a development agency, for 5 million dollar investment.....
I would be upset too if I was a developer. Even Termini is receive about 12 million in TAX BREAKS....not handouts, from state and federal grants. Croce's deal with the city reeks like bacterial vaginosis.
