Construction Watch: Larkin Square

Construction Watch: Larkin Square

The Larkin District is getting squared.  Work is underway at creating a public square and central gathering spot for the blossoming neighborhood.  "Larkin Square" is being created at the intersection of Seneca, Swan and Van Rensselaer streets.

According to the Larkin Development Group, the innovative public square intended to be a gathering space; an urban hub which will include retail market stalls, food trucks, both fun and practical furniture, and public sculpture.  A mix of food, music, movies, and festivals are envisioned to liven up the space. It will be available to Larkin District employees, neighbors and visitors.

larkinsquare.jpgA raised picnic shelter is under construction located near the corner of Seneca Street and Van Rensselaer. Also, the first retail market stall is temporarily residing in Larkin Park (corner of Van Rensselaer and Exchange), housing Sister's Produce, a local produce stand that has set up shop Tuesdays through Fridays.  About a dozen retail market stalls are expected in this area in the Spring.

larkinsquare2.jpgThe foundation for a covered walkway is in place.  It will begin just past the edge of the parking ramp walkway through Larkinville behind the recently opened U Building.  This walkway is substantial, in places 40 feet wide, leaving plenty of space for people to relax, escape the sunny or rainy weather as well as those just passing through.

The former Larkin filling station is currently in design as a commissary and indoor dining area.  More information on that component of Larkin Square is expected soon.

Woah! Super impressive. Interesting canopy choices.

With all the improvements they're doing down there, they have got to give some treatment to that parking garage in the back left. One of the worst in the city.

So, like, anyone.

The whole district is a perfect example (which should be replicated as much as possible) of privately led and partnered development (from Larkin Dev. to FNFG). Plus, Zemsky et al pulled in actual urban planners and preservationists (from Tielman to UB). The end result will be incredibly impressive-I would say the tail is wagging the dog here. (I do, however, agree that the ramp is really discordant with all the good rehabs/new designs).

Way to go, and thanks for setting a new, higher bar for the city.

Looks great.

At the rate this area is growing it won't be long before the parking ramp is completely hidden from plain view anyway. If not, it is a small price to pay for all the great development happening.

I agree. Besides, cars bring people... That garage is long, but it is low. You really won't notice it, especilly if buidlings keep going up in behind the LCO building. The only negative impact it would have is facing Hydraulic because the street isn't as dense as Van Rensaleer. If anything, the underutilized lot and the surface parking across the street detract more from the neighborhood than anything.

Can we get Larkin Dev. Group to run for mayor? This group has done more cohesively and impressively in this area in the last five years than City Hall has accomplished in the city in 15. It is amazing to remember what is area was and then see what it now is and what it will be. I love it and am thoroughly impressed with them. Kudos LDG!!!!!

It looks fantastic! Now they need to start working on The Valley. Another great old neighborhood.Check out the former St. Stephen's church on Elk St.. Very cool. There are no pillars, just buttresses. Beatutiful stain glass and a magnificnet organ.

Looks great! They should also focus on how this will be lighted up at night. Some energy efficient lighting or helical turbine poles would make this place magical and different than anything else in the city.

What's the update on 712 Seneca or any of the other adjacent (major) redevelopment projects?

Again, its a lesson for Buffalo developers how much value period builds add, how much urban density and city life are appreciated as pleasant places to live and work.

Projects that are happening in the Larkin District could happen and/or be developed in other parts of the city. This is how Lakeside Commerce, Central Terminal and Westside/Black Rock should be developed.

How is this a lesson about how much value period builds bring? There haven't really been any "period" new-builds constructed here yet... And are you suggesting that this project could not happen if it were all modern design? And this site is not remotely similar to Lakeside Commerce Park.

WOW!!! This is even more great news about the city. Turning an long forgotten block into a thriving city center. This is what the city is all about!

I believe we owe not a little credit to Tim Tielman for these concepts. Larkin Development, I understand, asked for "fun and funky" concepts for that area, and Tim delivered. Yes--?

Nice job! to everyone involved.

twenty years ago, coming into downtown along the 190 bordering Exchange Street was an embarrassment. It screamed: "Rust Belt!"

Demoloition of old abandoned structures and construction of modern ones along Exchange made a big impact. But nothing has done more to improve the approach to downtown than the Larkin district. I never believed things this far east would look so good. Big, big change for the better. Thank you, Zemsky, et. al.

This demonstrates how any real progress has to be made by the private sector. To anyone who says that government had an impact because it gave tax "breaks", here or elsewhere, you are delusional because in this state the tax and government interference is so great in every part of every thing, that getting tax "breaks" only gets some developer to nearer to the normal in other states. A point where every dirtbag politician and special interest doesn't have sway.

There would be more places like this in Buffalo if New York State was a Right-To-Work state, and had lower taxes.

Has anyone seen the colors that this "area" is being painted? Somehow I don't believe that hot pink, purple, and teal are historical colors. This area is ruining the historical nature of the Larkin District.
