Looking for available restaurants to lease...
In recent weeks my wife and I have been making excursions to places like NYC, Hamilton, Toronto, etc., in search of ethnic restaurants and food that cannot be found in Buffalo. We've come across some excellent larger concept restaurants and some intimate cafes featuring delicious cuisine. We've been doing this for a few reasons, but the biggest reason is to see if there is any interest in bringing more unique food offerings to our city. We're happy to say that there have been positive responses from a couple of restaurant owners who have either expressed an interest in taking a look around the city. We've even heard that one or two have already been here scoping out potential spaces.

During a recent visit to a neighboring city, we discovered that one restaurant owner in particular has his heart set on opening in Buffalo. He's coming here on Thursday when we'll be showing him different parts of the city. In preparation for that visit, we've been compiling ideal spaces that might be a good fit. He's been to Elmwood Avenue before and really likes the vibe, but there is a limited offering when it comes to available settings. Off the Wall and Mode are available, but both are out of his price range. The Wine Thief has been leased - we hear that it's going to be a Mediterranean restaurant called Epic. Our restaurateur is looking to lease, and he needs kitchen equipment. That means that a conversion is out of the question.

I told him that Allentown would be an area that he would want to take a look at, but come to think of it, there are no spaces available now that Fiddleheads (Atmosphere @ 62), Steel Crazy (Cantina Loco) and Falafel Bar (Nadia's Taste of Soul) are filled. We'll be touring him around Hertel in hopes that we can add a couple of empty places to the list, but even spots like Bangkok Tokyo are secured (a Jamaican restaurant is moving in).

Most fringe restaurants such as Plate-Ohs (Mango'z) and Royal Pheasant (lease signed) are also spoken for. For a restaurant owner looking to lease, there doesn't appear to be a lot of options. Big or small, we're looking to put together a somewhat comprehensive list of available restaurant spaces in the city. The recent trend has been to convert non-restaurant spaces ala O3, Vera Pizzeria, Black Rock Kitchen and Bar, and that's a good thing because it's nice to see some more restaurant-zoned buildings on the market. Other than the conversion option, what's left?

What about the 500 block of Main Street? Or in the Statler? The old La Luna on Chippewa? Old Ya Ya's on Main St?

You didn't mention the ramen bar that will be opening in the former Sweet Tooth space on Elmwood! I am really looking forward to trying that one out - we really don't have anything like it in Buffalo yet.

Glad to hear the Royal Pheasant building will be occupied again.

What about the Cafe Garangelo location? That should at least still have the right plumbing and electrical for a restaurant, if not the kitchen equipment. There's also the Vallone's space next to Gabel's. If he actually needs ready-to-go kitchen equipment I'm not sure how likely he is to find a space.

Is North End Trattoria still open after the owner got arrested for stealing credit cards?

Yeah, N. End Trattoria is still open though I think if most people knew what kind of sketchy guy was serving their food they may not want to eat there.

Is the Delish space on Main Street spoken for? Was there a kitchen in the Sidway building commercial space? Genesee Gateway project needs a restaurant but that requires a build-out. Isn't the old Macaroni Co. behind the Hyatt for sale?

Delish is still there, but Grillers is gone and it's space is available. Or plenty of spaces in the Ellicott Square building and yes, the Genesee Gateway and Sidway are also great spaces.

They might have to be adapted slightly depending on their last use, but there a few urban storefronts in Kenmore available for rent, and if you're looking for a more open floor plan, the former "Toni Pepperoni" space at Lasalle Avenue and Delaware Avenue is up for rent. I assumed this space is already well equipped for a restaurant.

There also are former restaurants in Riverside that are for sale or vacant around Riverside Park. The name escapes me, but there is an Italian restaurant space that closed, although I am unsure of the condition as the owners have boarded the windows.

Lastly there is always the Grant St. area, although I'm less familiar on what sites would be suitable for a restaurant.

Your probably thinking of Nucherino's on eastern edge of Riverside Park.

Thank you, that is it. I usually just ride the 5 through Riverside and don't get to see everything as well as I'd like.

There also is a new build at Delaware Avenue and Westgate Road in Kenmore. It used to be a dog cafe and store, built in the past 3 years I believe, but the shop had to close when the building owner foreclosed. I remember they did serve food although I'm not sure about the extent of their kitchen set up.

What about the old Leon Chinese Fast Food on Main St, what about the old Los Cuchifritos on Niagara, what about the old Your Host near Premier. Well, I hope that it's an Italian restaurant, we don't have enough of those in WNY.

This is kind of a cool way of finding space. I've been working on finding commercial space for awhile and its really hard without an MSL equivalent. In a couple of months maybe I'll ask ya'll for help too.

I think, 318 Pearl is still for sale, you might be able to lease that. That's the only one I can think off. Is The Buffalo House 172 Franklin still empty?

There's a string of storefronts on Connecticut, east of D'Youville--but I'm not sure any are/were setup as restaurants.

Are there any open spots on Grant? It would be nice to get some more GOOD businesses in there (guercios/zips/sweetness-i guess) not withstanding.

There's also some nice looking empty space on Connecticut -- not sure if any of its restaurant -- these areas need some business to start moving and start the flow.

I would love to see more restaurants in the University District. Maybe where the old PJ Bottoms is, or former Molly's Pub site, Mickey Rats, or any of the other vacant restaurants in that area.

I agree, Shango could definitely use some company along Main Street in the University District. There are two former restaurant spaces currently available right next to one another near Main and Highgate. I think one used to house Vado Pazzo and I'm not sure about the name on the other. PJ Bottom's has actually reopened (to the chagrin of residents), but Molly's Pub is definitely worth looking into.

Main Street could def use some love.....After Shango and The Steer there isn't much else to write home about...for such a high-traffic area..both car and foot...the area is generally lacking....If Miranda still is the main property owner/leaser in the area, as I belive he is for Molly's, than that may be why....

definitely Main St. in University heights----The steer could use some good competition---since it is over priced and the food quality is hit or miss !!!!!!!!!!!! Shango does an excellent business---even drawing people from the suburbs.

On Hertel, I too think Cafe Garangelo spot is available. No other spots come to mind. University Heights could use a good addition but I don't know what's available with an existing kitchen. The Delish/Grillers space is available downtown for a lunch spot. I thought the Wine Thief was moving to the Genesee Gateway building, but I haven't seen any signs of life. The original Parkside Candies spot is available and supposedly has some kitchen equipment. Central Park Grill has been for sale, so perhaps the owner would be willing to simply rent out the space. However, the "kitchen" is very small. But it has a cool side patio. How about South Buffalo? There must be some space available.

I know it's a huge space, but I believe the old Stillwater space is still available. The name escapes me, but the restaurant in that same plaza across from the old Cloister is also vacant. Is the Blue Buffalo on Pearl St still open? Ya ya Brewhouse is also huge, but vacant. Venue on Chippewa closed, but I'm not sure if they have restaurant equipment or if it was only a bar. Manhattan Pizza location?

I am wondering if there is any possibility to have an Ethiopian Restaurant here in Buffalo, since there is none. Me and my husband we go to Rochester for Ethiopian food with our friends.
It will be nice to have an authentic restaurant here in Buffalo.

Amaryllis was one of my favorite restaurants, and it was located in Allentown (in the Westbrook at Delaware and North Streets). Is that space not available?

I'm sure you are aware of the Florida owner of half of these Elmwood properties who purposely keeps the rents high so the buildings stay vacant, thus allowing a write-off to offset his gains in Florida.

This is why you saw The Wine Thief, Mode, Plate-O's, Tabree all leave. Yes, Tabree is going the way of the suburbs.

I've heard the city has tried to put some pressure on him to stop doing this, but to no avail.

How about an article on that guy to, hopefully, shame him into selling his properties to people who would actually take care of them and support local business owners?

Have you (queenseyes) ever thought to "out" the Florida man who owns the buildings where Mode, Wine Thief/Tabree, Plate-O's were once housed?

This guy purposely keeps the rents high in order to offset his gains down in Florida (apparently he owns a bunch of strip malls down there and is very successful).

I've heard the city has leaned on him to bring them down and/or sell them to people from here who would actually support local business owners, but to no avail.

I think a series of stories about this guy is in order .....maybe a series in conjunction with the Buffalo News?

I'm all for property rights, don't get me wrong, but when you are dealing with a city who is desperate for revitalization, and a populace willing to get their hands dirty, actions by people like this guy from Florida slow down any progress. It's very frustrating.

Somewhere near Canal Side would be nice, maybe in the Cobblestone district. If not, we could also use a nice new ethnic restaurant in Derby.

As for Hertel I believe the following spaces are available:
- Next door to Romeo and Juliet’s (formerly a Mediterranean place, originally a Domino's)
- Former Albert Young & Son's Bakery (at corner of Wallace)
- Looks like Wraps Galore & More (near Commonwealth) might be gone already. Either that or they have the worst hours ever.
- Cafe Garangelo as previously mentioned

In University Heights - 3171 Main Street was Sal's Pizza. He sold it and moved to Kenmore Avenue. The new owner opened a deli style restaurant that I believe was called Halal. It was only open for a few weeks.
Next door (3189)is a small church that would make a great restaurant. It has a kitchen. But it's not a commercial kitchen.

On Kenmore Avenue and Engelwood, next to Paula's donuts in the Valu Plaza, the space formerly occupied by Jacobbi Pizza is available. I imagine they took their equipment with them farther up Kenmore Avenue. But utilities are probably in place. Also, lots of close parking.

This is off-course of the mission for suggestions of new ethnic fare locations. However, just want to add that downtown could use a place (not in a hotel) with great pancakes, waffles and other breakfast sundries.

How about the former Pierce Arrow bar (most recently known as Jimmy's) on Elmwood & Grote right near Papa Jake's, Carriage Trade and Vino's?

There is a bunch of places on Chippewa street that are vacant (Jack Devine's, the northwest corner of the ground floor of the Hampton Inn, Venue, La Luna, etc.). The more restaurants that replace sketchy bars the better. The Buffalo House on Pearl street is available too. Maybe the Corn exchange building on South Elmwood?

This is 1893 - 95 Niagara. Before that it was Georges. Nice remodeled storefront windows. Call 983-1942 for lease info.

Hi - The former site occupied by The Wine Thief is going to be serving, "American fine dining, steaks & salmon." This according to one of those involved with the project who was asked about what was going into the space during a recent chance encounter while on a dog walk. Too bad it isn't something different. They said that their target date to open is Sept. 1. At any rate I wish them well.

I was invited by Newell and his wife Emalia to visit Buffalo to see if any available place to open Ethiopian Restaurant. I stayed at Holiday inn for free, I had very amazing time, Newell he drove me around the city to see the potential places Allen Town, Elmwood Ave and some of other main streets, plus he introduce me to the lots of people. I am looking forward to open the Restaurant as soon as I found the space.
Thanks so much again Newell and his wife they dedicate their time and money to bring new flavor to city, I personal appreciate so much Mr. Newell for good job you doing to City of buffalo.
