Mark Croce's bumpy pursuit of the Statler is coming to an end. The tireless developer is finally closing on the property Wednesday. Despite calls for abandonment and demolition, Croce always saw big potential in the Niagara Square landmark. To celebrate the new ownership and stewardship of the property, Croce is hosting a reception at the Statler at 2 PM Wednesday. The Buffalo Rising community is invited to watch as Trustee Morris L. Horwitz executes the Trustee's deed officially transferring the ownership. Refeshments will be provided by Buffalo Chophouse.
It's been two years since a receiver was named to oversee the building in March 2009. After a development group headed by Park Lane operator Bill Koessler failed to complete a deal to buy the property, the building's future was particularly bleak. The Statler was emptied and later boarded up. Enter Mark Croce.
Originally teaming with James Eagan, Statler City LLC made an offer to purchase the building last July for $200,000 plus assumption of back taxes estimated at $500,000. While others had been interested in the building, Croce's team was the only qualified offer received.
It took eight months to close the deal. The looming possibility that the Court-appointed Trustee would abandon the property if the sale wasn't completed brought a sense of urgency to getting it done. Croce, now going it alone after Eagan left the partnership, worked to get State and City assurances of financial help to make immediate repairs to the building. Preservation Buffalo Niagara and others argued that the investment to secure the building was a better smarter and cheaper than demolishing the former hotel. While neither the City nor State have written checks to help underwrite the rehabilitation work, Croce is confident that both are committed to seeing the building brought back to life.
There are already crews in the building cleaning up and preparing the building for Wednesday's event. The work is only the beginning for Croce's plans to add a mix of uses to the property.
"This will be face changing for Buffalo's future," says Croce. "Wednesday's event is for everyone that believes in the future of the Statler and the city."

I can't get excited about this because we bought the same BS from Bashar Issa. He needs to get working on it and needs to set some dates on when it will be open for business for me to believe it is real.
My thoughts exactly. No one will be happier than me when the Stateler is renovated and open for business once again. But I think it's extremely early for celebration.
