while it is gratifying to see fine buffalo houses valued as they should be, it seems more consistent with your mission to promote houses and neighborhoods that need a little love, so that they can become success stories like linwood avenue.
show us what's on the demo list, the places that no agent is going to earn a bermuda vacation from.
So they're losing about $150,000 on the house?
That's the best case. It seems very unlikely they'll sell this for $850k given it's on Linwood so I think it's more likely they lose $300k or more.
I believe there is another mansion for sale on Linwood closer to LaFayette. It is in rehab condition but just as big with a huge carriage house. It's going for a buck fifty.

Maybe 368 Linwood? I couldn't find a listing (sold, perhaps, or removed). Had to search my internet history, and google/mapped it and it looks right. Looked like a neat home, large carriage house with the turnaround still intact.

google 368 linwood..someone has posted pictures of the inside on flikr. I have to say I would pay $10k for 368 linwood myself and I'm open minded. By the looks of the pictures it would require more work and $$$ than this one. I hope the owner is flexibile on the price.

One of the pictures says the realtor will clean out the garbage for the buyer. If they're going to do it anyway why not just do it now, maybe it would show better if it didn't look like such a dumb. I wonder how long its been vacant.

What a beautiful tree lined Historical Street! AND even better, an active community block club! Now this is a community! Kudos to all of you on Linwood! The Linwood home tours have been educational and wonderful! Now as for this particulate sale.......850k! This has to be one of the biggest sales on the street. Was this an owner occupied home? How could they purchase for 398k, plus put another 650K into it...that brings it to $1,048,000...ONE MILLION FORTY EIGHT THOUSAND DOLLARS! Just to sell at a loss??? If any one has done home improvements, they know how difficult it is to live through it and how slow the process takes. Why is this home back on the market in only 5 years with major renovations? This particular sale has all the signs of a commercial or a money hungry group trying to do a residential flip and capitalize on all the community has to offer. The problem is....if the sale goes through, all of the neighbors in the area will have their assessments and taxes go through the roof! There are not too many individuals in the Buffalo area who will spend that kind of money for a personal home in Buffalo, which will only mean commercial business moving into the area, to purchase the homes. And finally, this sale will only inspire other home flippers to buy up homes to sell at unrealistic prices. This could be the end of a wonderful livable family community. VIVA HOMEOWNERS OF LINWOOD! The real protectors of community!

i'm not sure buying a house and putting $600k+ into it (in Buffalo) and trying to sell is called "flipping." But maybe that's just me.
I'm with you big brother, taking a $150-$250 loss on the property is not flipping in my book. It's not they are walking out with bags of cash in which they could walk down to Lagniappes. If they did, the best item on the menu is the Blair Burrito Dog. Get two, you'll be glad you did.
agreed. flipping is when you buy a distressed property and promptly resell at a profit without having put any work into it. if you buy a distressed property and bring it up to code, you aren't a flipper, you're a hero.
houses like this have tough enough time selling on streets like West Ferry and Oakland Place... let alone Linwood Ave.....keep dreaming if they think someone will shell out this kind of dough to live one backyard away from a ghetto
Presumably you are referring to Main Street as being the ghetto that this house is one backyard away from. Your supposed intimate knowledge of the neighborhood appears to be lacking, though, as this house is on the other side of Linwood and therefore, actually backs up to Delaware Ave, which I think even you would hesitate to call the ghetto.
Nottinham Terrace, arguably the most prestigious street in the city, ends on the Elmwood Ave border of Black Rock. The quaint group of streets off Eggert Rd and Kensington Ave also borders a "ghetto". Richmond, Woodbridge, Depew, Morris; the list goes on. The proximity of haves and have nots in this town has not varied in over 50 years. I lived on Linwood for three years. I cannot recall an instance of being worried that we would be invaded from those on the other side of Main St. To have such a fear is myopic at best. Traffic excepted, Linwood is an oasis.
Last time I checked the corner of Nottingham and Elmwood was not considered Black Rock. Actually last time I checked it wasnt even close. On top of that, I took the Linwood home tour two years ago, and while I was doing it one of the owners of a house on Oxford or Oakland was telling me about all the robberies the robberies on Linwood. He said its happens alot because the people from the other side of Main St just cross Main because they know people on Linwood have money.
Actually it is really close, Black Rock ends at Elmwood and Amherst within sight of Nottingham. We don't mind, we accept our neighbors, even if they are somewhat limited by excessive wealth and the inability to recognize those things that really matter in life. :)

I love Linwood, however I dislike that people treat it like some sort of super-highway. I think they should return it to a 2 way street to calm traffic.
Yes, we should completely disrupt existing traffic patterns, waste money on manpower and supplies, inconvenience most motorists, and create a situation where accidents will likely occur (a la W Tupper street when they changed the traffic lanes)....simply because you think so!
Why aren't you running this city?
sheeesh. if motorists are that inconvenienced by two-way streets, which is nearly all of them in erie county, then they should hang up the keys and live where most of their daily activities can be reached on foot.
They do, they live in East Aurora or Williamsville. If you could provide a place with safe neighborhood's, good schools, houses that don't need to be totally renovated, and reasonably maintained infrastructure I'm sure people would.
and the elmwood/delaware district, which has lots of good schools, publuc and private, and fabulous houses that fetch a good price because someone before you put the blood, sweat, and tears into rehabbing them.
I know what you mean. Every time I drive down a 2 way street I see 3 or 4 accidents. All streets must be turned into one way streets before this madness destroys the world
Well, do you disagree that cars fly down Linwood? I go from DT to Delavan on Linwood maybe once a week and it's like a race track.
I am a Linwood resident, and I agree it is an oasis within Buffalo! It is one of the quieter streets in the city--due to being one-way, relatively light traffic, being one-off from busy streets like Delaware and Main, having huge yards and an abundance of large trees. The homes, carriage houses and trees are magnificent, the lots are huge, and the majority of the street is in impeccable condition. You’d be hard pressed to find a comparable street in the area that as long as Linwood and is as well-kept throughout the entirety of the street. I hope the house sells for $850k, it would help increase our home values. Unfortunately, $850k is not going to happen, that’s a tall order for a street where values cap around $500k. There are several large income producing beauties with carriage houses that are currently on the market and those are listed around $500k asking. Since this home is multiple units, the value can easily be calculated from the financials. Depending on the expenses--at a decent CAP rate and average expenses, this home would need to bring in around $120k per year in rental income to justify an $850k sale price. Additionally, thanks to our insane taxes, this home, if sold at $850k will be taxed $27k per year (no if ands or buts)…City of Buffalo assesses commercial / non-homestead properties at 100% of sale price (period). Love Buffalo, but how long are we going to take it up the (choose whatever orifice you find most uncomfortable) from the government and its ridiculous taxes?
