Rehab in the 500 Block: A Bit of London in Buffalo

Things are progressing quickly in the 500 block of Main Street. With the renovation of 501 Main Street by Don Warfe, the Cornucopia building at 523 Main by Roger Trettel, where news on that project is expected shortly, and rumblings of other new developments coming soon, the block is finally seeing new life.

Adding to the string of rehabs and new businesses is the planned renovation of the three-story former Grever's Florist building (537 Main Street) on the corner of Main and West Huron streets directly across from the Hyatt hotel.

The building is under contract by Dawn Kirchmeyer and Steve McCarthy who plan on constructing a restaurant and gallery space on the first two floors of the building to be called The Canvas Bar. The third floor will be reserved for Kirchmeyer's personal residence. McCarthy has only recently moved from his home in London, UK to Buffalo to start this new venture. Clinton Brown Architecture has been retained  to redesign the circa-1900 building and secure historic tax credits.  The building had been listed with Chris Malachowski at Hunt Commercial Real Estate.

With a planned opening for this summer, their future restaurant will be a unique addition to downtown.

"The name symbolizes a new, fresh start for myself and my partner and represents a blank canvas for not only us, but the musicians who will come in as well," says Kirchmeyer. She is extremely excited about the project as well as moving back to the city. She had moved to Hamburg after living on the West Side, but has missed living in the city.

bar floor.gifDawn explains why she decided on the downtown building. "I looked at a lot of different buildings and everyone directed us to that area and after a ton of research I decided to purchase the building." she says.  "There is a need for it down there."

She went on to say that she did not choose Allentown because there was already an abundance of art spaces in the area, but they were lacking in the downtown district.

With twelve years in the catering business under her belt, Dawn is confident that she can create a successful venture with Canvas Bar. The restaurant will be serving from breakfast through the dinner hours and feature an array of different types and styles of food. Breakfast offerings will be traditional in nature and lunch will include some lite options such as soups and signature pizza.

Canvas Bar will be an "upscale internet café by day and a sexy lounge by night it will completely transform with the tables, lights, everything" says Kirchmeyer. The dinner menu will have a more upscale selection with artisan pizzas and cheese and meat boards. Every Sunday a traditional English roast will be offered with all the trimmings which adds to the overall of idea bringing a little of London to Buffalo.

In addition to the restaurant component of the project, there will also be a performance space for local musicians. Her partner, Steve McCarthy plans to have a recording studio in order to make the building a prominent destination for musicians and artists.

"We like jazz, but we're not looking for a dance club feeling, we want jazz and acoustic acts...we're looking to tap into something a little different, to become a hub for local artists to showcase their talents," says Dawn. She promises that the grand opening this summer will be "unlike that of anything Buffalo has ever seen."

With all of the businesses right there at fountain plaza, it's amazing that these buildings have been vacant for so long. If they do it right this should be a home run.

The Main St project, and the Medical Campus are the two largest factors in Buffalos redevelopment. The Medical Center gets all the press but Main St could be our real silver bullet. Just imagine that you could take a train from UB South all the way to the outer harbor and back to UB. Then think about the fact of being able to drive over a bridge connecting the outer harbor to the foot of Main St, and traveling up a FOUR LANE Main st lined with cool little shops, and as STEEL noted, "Parisian style cafe's". I think this more than anything would make Buffalo a walkable city. Are bring permanent residents to the business district.

i don't think it would take the addition of very many full time residents to give downtown a '24 hour city' feel. hopefully a critical mass can be reached.

Those old pics are cool. Would be cool to see billboards put back up but some art. Probably laws against that now but would be cool and historic.

We are so starved, as it were, for food downtown! I cannot wait for your project to complete. I have no opinion about your building, or the neighborhood... I just want more choices for good food, and I can't thank you enough for taking the plunge :)

One of the most desperately needed areas in terms of rebirth. Roosevelt Square is such a nice little area and in such a high profile spot (ball drop) that it is baffling this hasn't been a higher priority long before this.

This is great news! As someone who works within a block, I hope there will be vegan options! I don't live much further away than I work, so I would be glad to be an afterhours customer too. As a musician, I'm excited to see what kind of music acts they bring in. No matter what, I'm truly glad to see such an architecturally interesting building not left vacant!

I am all words with no actions most of the time and am really happy someone is doing this...The idea is great and as a few others have touched on, I have driving by this space for years and have wondered why it wasnt a hotspot already....Cant wait to see it

Very excited for this! I work at Fountain Plaza, and this is exactly the type of place we need in the area for breakfast, lunch and after work.

I don't understand why Vino's and Coffee Culture don't capitalize on the skating at fountain plaza the only place open is the little stand inside the skate rental. This place could add another thing to do after skating and extend people's stay downtown. This place sounds like it'll be open after skating which is great.

I'm already excited and praying this comes to fruition! A small project like this can go a long way toward changing the unflattering perception of downtown. I've often thought the 500 block is perhaps the most glaring eyesore downtown. It should be a top priority for redevelopment. And little by little, small businesses are stepping up and making that happen. Just imagine how much a project like this could mean for all the guests of the Hyatt across the street. It would actually give them someplace to grab a bite to eat, even on (gasp) Sunday morning. Wow. Like a 'real' city! And yes.. PLEASE fill up the underused Roosevelt Plaza with tables and chairs... maybe even hang strands of lights in the trees (if allowed). This area is screaming for something like this!

"even on (gasp) Sunday morning. Wow. Like a 'real' city" To be fair.... very few places are actually that kind of city. I walked around downtown Chicago for 2 hours. Looking for someplace besides a McDonald's open one evening, Same with Baltimore. Just about everything is closed in Germany and Italy on Sunday's. Good luck even trying to buy groceries.

Most cities do in fact shut down, or slow down. It is their supporting neighborhoods ,like their Elmwoods \ Allentowns, that actually provide most of the services. While I would love to see more places open on Sunday it isn't what makes a city great or not. I would worry about getting places open at 7pm on a Wednesday first. But none of that will happen till more people live downtown.

When the trees are snow covered, just think of how beautiful they will look from inside our place while sipping on a cocktail and enjoying crudités and imported cheese in front of a fireplace :)

This is great news. Actually in the 1940's, this used to be a pharmacy, Whelan's. I've always thought Roosevelt Square is a cool little area that is under utilized too. I think it would be awesome to see a Parisian style cafe in the summertime. If one person is willing to spend money down in this block, hopefully others will see the opportunity that exsist.

My first memories of this building (meaning the mid 80's) is this building as an Arby's. I know few will miss the loss of all the fast food we used to have downtown (McDonald's, Burger King were each at Main/Mohawk also then) but it's a bad sign when even the lowest form of restaurant can't sustain itself in an area. I have high hopes for this block and am glad there is still much of the structures left.

The demise of this block is likely from the closure of Genesee. Another mistake of putting the Hyatt atrium and convention center over a busy city street.

We looked at countless buildings in pretty much every area of the city and in spite of the reputation that this area has developed over the years, we couldn't help but to fall in love with the area and the building. Just standing there you can feel what it used to be and the possibilities of what it could become once again. I fully understand the risk of getting involved in the restaurant business in this area, especially during these difficult economic times. Having said that, my partner and I can't say enough about the amount of support we've received not only from Buffalo Place and all the people directly involved in our project, but from all of our "future Patron" (dare I say). We have received nothing but positive feedback and great excitement from everyone who has seen our plans. I REALLY believe we will be able to overcome the "odds" of this type of venture. We are both VERY passionate about what we do. Steve, with his incredible music, recording, and promotion abilities and talents, and myself with my talent in cooking and love for entertaining. We are both outside of the box thinkers AND doers and are not only willing , but excited to overcome every obstacle placed before us to realize our dream. Is this the recipe to bring this area back to life? We REALLY love all of this feedback and NEED it! Thank you sooooo much. Please KEEP IT COMMING!!!!

Great idea...Glad to see this corner is going to be alive again. Anyone know what is going on with the yellow eyesore next to it? Or the building between the yellow eyesore and the Urban League? It would be great to see this whole corner redone.

I have been saying for a while that I truly believe it would only take 2 or 3 new restaurants or retail to open on Main Street to start a domino effect of invest and reinvention. This is a big step in that direction and I hope other hesitant investors will look at this block now that someone jumped in the water first. I imagine that's how Chippewa got the ball rolling.

As for the Parisian Café, I was in Miami last weekend and I would love to have something like their Espanola Way. Google it and I think you will see that Main Street could be a great location to pull something like that off.

My other pet peeve about existing restaurants and retail downtown is that none of them seem willing to stay open past 5pm on weekdays or at all on weekends. I'm happy that Dawn & Steve seem to recognize how that can influence people's perception of downtown as a place to go 24/7. I hope other existing and future businesses see that as well and do the same.

In the '80's, West Palm Beach focused on redevelopment of its downtown core, and the (hyper intelligent) mayor prioritized the ARTS and BUSINESS equally. As we all know, the arts can bring a vibrancy to a previously-difficult area. However, we should stabilize the arts groups downtown so that they are not merely pushed out in future gentrification (if that were to ever happen).

So, again, good for you two for bringing arts + business downtown. Let's see more of this!

I hope this, the Cornucopia and the new Brodo here will quickly get the rest of the block and DOWNTOWN moving more quickly into a 'Hip' and 'vibrant' place to be. The inside of the Cornucopia already looks out of place for that block, but in a good way. I'm excited for summer to arrive now.

As a resident of downtown living very close to this project, let me start by saying Welcome and Thank You for the investment on such a cool building. Any development is positive and with your ideas and concepts, new blood might also join in. My only negative and please understand this negativity comes with reality is the vagrant problem in the Roosevelt park area and the 500 Block of Main street in general. On any given "nice" day and many not so nice ones, I encounter the homeless leaving their bags and bottles around. They are sleeping on the benches in Roosevelt park and there is definitely a hang out on the other corner where Mohawk park is. They're hanging in the empty storefronts and urinating wherever they feel. It is not so noticeable during a busy weekday, but by night and weekend, I am the minority walking around down here. I understand every city has their share of those unfortunates and my heart goes out to their blight, but it is a little frustrating coming home at night and seeing a guy peeing in a storefront or leaving his bag of beer around. Hopefully as development continues, this will not be so prevalant. Lastly, maybe all those Sheas visitors will walk around downtown a little more instead of making a b-line through the market arcade to their cars after a show.

With businesses such as these opening up, why would any business owner (if open) allow the homeless to urniate and hang around thier business (if opened)? I do believe that when this block and the rest of downtown becomes busier and more hip, we would'nt notice the homeless crowd as much since the regulars don't have anything (much) to do at this current moment untill these places open up.

I completely agree with this comment, wholeheartedly. The vagrants in this block have yet to trick down my way, despite my close proximity to the City Mission, but still, walking through Fountain Plaza and Roosevelt on any day above 40 degrees is a chore, due predominantly to the vagrants who beg for change and even "hot dogs and pop" from the street food vendors. If the owners of this establishment can strike a chord with the City and its lazy police force(s), you can combat this problem. I hope it doesn't hinder this business from its, well, business.

Dawn- This is a gorgeous building, congrats! I live nearby as well and am looking forward to the day my walk to work doesn't include a sad string of vacant buildings!! In that spirit, we've organized a group of 20somethings looking to invest in the future of the city (and ourselves as well, I suppose) to rehab the building at 515/517 Main into either an apparel or indoor/outdoor farmer's market type space. I can't wait to see what else becomes of all the potential here!
