A contemporary design for Ciminelli Real Estate Corporation's planned medical office building in the Buffalo Niagara Medical Campus has been unveiled. With an estimated cost of $80 million, the seven-story, 350,000 square foot building, will be the largest privately-developed building in the medical campus as well as one of the largest single buildings undertaken by Ciminelli. It will front the east side of Main Street from High to Goodrich streets.
Plans for the signature project include ground floor retail, three underground levels of parking, as well as a LEED Gold level certification. Kideney Architects is designing the building. A connection with the nearby Allen Street light rail platform to the building through an underground gateway is possible.
Women & Children's Hospital outpatient surgery center will anchor the building and occupy 65,000 sq.ft. UBMD, a physicians group associated with the University at Buffalo, will take 60,000 sq.ft. According to Ciminelli officials, Kaleida Health and the University at Buffalo are negotiating for additional space in the building.
The project site is currently occupied by surface parking and a one-story medical building that will be demolished. The eastern portion of the block closer to Buffalo General Hospital has been earmarked for future development.
A public hearing is scheduled to be held by the Buffalo Planning Board on Dec. 21st. with a final vote not expected until January. Construction is expected to begin in March once approvals are obtained. LP Ciminelli will be construction manager.
