Avant’s Embassy Suites Expanding

Business is good at the Embassy Suites Buffalo. So good, in fact, that the hotel chain operating in Uniland Development's recently completed Avant mixed-use building on Deleware Avenue is expanding. The eighth floor, previously reserved for office tenants, will be converted to additional hotel rooms. When completed in April, the 29-room expansion will bring the total number of rooms at the hotel 182 and help to accommodate more meetings and events.

"The Hilton/Embassy flag has been more powerful than we could have ever imagined," explained Michael Montante, vice president with project developer Uniland Development Company. "Guests can't say enough about how impressed they are with the hotel. In fact, Embassy Suites Buffalo recently became the number one demand hotel for all of New York State on Expedia.com," Montante continued.

Smith Travel Research has indicated that Buffalo Niagara hotel occupancies continue to rise. "The success at the Embassy Suites since they've opened is a testament to the quality experience that visitors are having at this property," said Dottie Gallagher-Cohen, President and CEO of the Buffalo Niagara Convention & Visitors Bureau. "I am delighted that we will add to the stock of high quality hotel rooms in downtown Buffalo and continue to improve our appeal as a visitor destination."
 
"The response has been tremendous," said Bryan Drew, general manager.  "The demand for hotel rooms coupled with increased banquets and meetings helped us make the decision to expand. We're excited about enhancing our facilities to serve the City of Buffalo and its visitors."

My guess is the local loser crew will break out their flimsy "zero sum" argument which claims any development within the city has to come at the expense of other city businesses. The reality is that the hotel market, like the office and housing markets, covers the entire region not just downtown.

Looks like this development and others are attracting visitors who otherwise would have stayed in the burbs, Ontario, or other destinations elsewhere. That is a good thing no matter how some try to spin it.

Yea... I want to hear from all of the people that think we have a glut of hotel rooms downtown and that we shouldn't possibly allow developers to build more.

We should allow more high-end hotels to be developed to attract more high-end clientele downtown.

Like I said before, it's been my experience that hotel/motel rates in the Buffalo area are much higher than in other nearby large cities, especially Cleveland and Pittsburgh. This is the market's way of telling us that supply is low and demand is high for area hotel and motel rooms. IMHO, the Buffalo market can probably handle several hundred more rooms.

Let's keep that in mind if the construction of the Buffalo Creek Casino and Hotel starts up again. No more flimsy arguments from Paul Snyder claiming that we already have enough hotel rooms to satisfy demand.

Shouldn't new hotel rooms make you guys way too happy to wonder what city-hating drools might say?

As armchairMBA explained, the rooms are sure to draw people to Buffalo who'd otherwise stay in Ontario or destinations elsewhere. And the rooms wouldn't be in Buffalo at all if Uniland had been unfairly forced to pay the same normal taxes paid by most businesses here.

This has been a great year for progressive causes in Buffalo: more hotel rooms in the Avant, the Hyatt was upgraded, and more rooms are on the way in the Lafayette thanks to Hoyt. The NY Times praised us again. Our governor-elect promised high speed rail will be like the Erie Canal for us. As icing on the cake, the imaginary jerks who said more downtown hotel rooms shouldn't be "allowed" didn't get their way!

So.... how come you guys sound unhappy and hunting for arguments?

Someone would complain that Uniland is from the suburbs so they aren't a good fit for Buffalo. Someone else would complain that the some component of the building doesn't fit their perfect view of the world. Maybe they'll say that there isn't a car share lot attached or not enough recycling cans in the rooms, or that it blocks the view for the common tern. Someone will always find something to b!tch about on here, the only thing that matters it that you b!tch about the right things for the right size.

Why wouldn't one of Buffalo's top law firms want to move into this drop dead gorgeous building? Good for them.
