Changes Ahead for the Calumet Building

The Calumet Building is close to welcoming a new tenant and owner.  Architect Steve Carmina of Carmina Wood Morris Architects appeared before the Planning Board Tuesday morning with preliminary designs for a transformed courtyard as well as minor exterior changes to the long underused building.  The Planning Board  approved the project as presented.

 

"It's what this building has been waiting for for decades," commented Planning Board member Cynthia Schwartz at Tuesday's meeting.

 

The law firm of Kenney Shelton Liptak Nowak LLP, which is in the process of closing a deal to purchase the historic property from current owners Mark Goldman and Arthur Ziller, will relocate their offices to the second and third floors of the building.  The firm currently leases 12,000 square feet of space in the Rand building for its Buffalo offices. The move to the Calumet would provide more office space for its 50 person staff. 

 

DSC01698.JPGThe plan calls for an urban courtyard to be constructed in the current back patio area that was occupied by the recently closed La Luna Nightclub, which had been a tenant of the building, as well Bacchus Wine Bar & Restaurant, which will continue to serve as the first floor anchor of the building. The courtyard, located at 233 Franklin, will serve as the main entrance for the law firm and feature grass and perennial landscaping as well as the addition of a three-sided glass elevator lobby.  A staircase will wrap around the elevator.

 

Windows will be replaced throughout the building and the existing murals will be removed.   Unsightly restaurant exhaust equipment will be relocated.  An outdoor patio bar is possible depending on the needs of the future tenant of the vacant nightclub space while a rooftop patio has been proposed for the final design.  Construction is expected to begin the first of the year.

I hope Bacchus continues to get to have their outdoor film series out there in the summer. i loved going to that!

Its nice to see some new private investment in this building. Those second and third story offices will bring a nice bread of your professionals to this area, granted there only relocating a couple of blocks. But any type of rebranding of Chippewa into a more mature area is great news.

Wasn't there talk of renovating the 2nd and 3rd floors several years ago? It seems like they were talking about this maybe 7 or 8 years ago, as well as possibly building on additional. I hope it really happens this time, because this building deserves the attention.

Yes there was talk but I don't think Goldman ever had the means to actually do it. He also doomed several potential deals. Finally it appears he has let it go and the building will be brought back. It is ironic that for all his accolades, he was a very poor caretaker of this gem and a fairly shady operator as well. He seems to have some mojo working on Allen St however operating something a little more to his scale.

Now if only we can remove the crazies that live across the street and put more professionals on the strip. That would be AMAZING!!!!

This is fantastic! It's a start to cleaning up the mess that has built up over the past several years on the Chip Strip. Now if only the folks across the street would gut those dumps and fix them up into nice restaurants, wine bar/beer garden, cafes, and maybe some nice lofts up above or new office space we could have the start of a real solid block coming together.

This already is a solid block, there are few if any vacancys and This block pulls more people into the city on a weekly basis than anywhere else in town.

If you dont like bars and clubbing thats one thing but its a farse to claim this block is in need of rejuvination

That being said It is great that the top two floors of this building will be filled

I still miss when the chip strip opened in the early 90's Atomic . Miss the Icon at chip and Broadway near Eddie Bradys and the New pink that was on main st before chip strip.

I do believe they call it evolution, single use districts don't last forever.

The only thing holding this district back from exploding is Croce and his surface lot empire.
