On The Market: Circa-1867 West Village Church

The Prospect Avenue Baptist Church in the historic West Village neighborhood has been put on the market.  The circa-1867 church is approximately 24,000 sq.ft. with parking for thirty cars.  It is located at the corner of Georgia and Prospect streets.  The sanctuary includes seating for 900 on two levels, detailed wood work and original mahogany pews from 1867.  There are also two large community halls at the back of the property along with a small garage.

The congregation has owned the church since 1998 and has put over $300,000 into the property including significant re-pointing and extensive work to the main sanctuary.  But the costs to maintain the church have become overbearing. 

PBC #6.JPGA truss in the back has slipped and is expected to be a $100,000 repair, explaining the $199,000 asking price.  The loose truss is in the back of the property and does not impact the ornate sanctuary. 

"They bought the church in 1998 but the congregation started aging and or moved to other areas or churches," says David Doerr of Hunt Commercial Real Estate who is listing the property along with Chris Fetter.  "They are now down to 55 or so active members and have joined up with another church located at Summer Street and Richmond Avenue."

Doerr, who is also co-listing the New Life Assembly of God church at the corner of N. Pearl and North streets, says the parking will be key to finding a buyer for this property. 

"Even though lots of people like to gripe about it, the church at North and North Pearl would have sold 18 months ago if it had parking," says Doerr.  "We have had very prominent local developers look at it and say no for that fact alone.  Love it or hate it, it's the truth."

Perfect for a condo conversion.

Gorgeous church. Though I'm Catholic, my favorite in the city is the Greek Orthodox on Delaware. Its compact verticality at its front entrance with snow on the ground and the building lit up at night is a gorgeous scene.

The Episcopalian Church on Delaware is equally as beautiful as the Greek Orthodox Church, but larger. Most notably in the interior. In all honesty, the orthodox church doesn't even meet the specifications for a Byzantine Orthodox Church.

This church would make for an absolutely amazing downtown condo conversion. This would be a great position for Downtown nightlife.

Condo conversion? Do you see the unusual in-the-round nature of this space? You want to carve it up into condos? Not so fast with this one. With that layout and being only a block from downtown, there might be other possibilities here. Actually, it might make for a cool office space if you could figure out how to fit cubicles in the balcony.

I agree that the in-the-round feature of this building could definitely be utilized for something other than condo conversions. Maybe not office space, but a smaller conference center, or lecture hall, or theatre space.

My backyard abuts this church and I can tell you it is in primo shape. The roof is only a few years old so this building has a lot of life left in it. All the stained glass is in tact and overall the property is in excellent shape. This is really a rare example of a church of this vintage in such excellent shape. Now if only I can convince the new owner to let me use their parking lot to access my backyard by car and put in a driveway! Theater/performance is ideal for this structure.

Years ago, when Irish Classical was still in the Calumet, this church was for sale. I showed it to Irish Classical and Alleyway and they both absolutely loved it and wanted to make a deal. Unfortunately, the congregation which owned it at the time didn't believe in dancing and theater and refused to contemplate the building changing use from religious to entertainment.

Acoustically and in terms of sight lines, this sanctuary is exceptional for stage conversion.

If I had $200k, I'd buy it in a heartbeat... it is stunning for theatre and I could use a theatre space.

Talk to Neil Radice (Alleyway). I eventually sold him the brownstone church on the corner of Ferry and Richmond which is also an 'Ackerman' design (same theater in the round configuration). He has better than $800k into the project so far, but might hand it off to some other not for profit for a reasonable price. It might not be too far from usability now. Maybe you can rent it for productions. just fyi

Condo conversion, office conversion, etc. Here's a radical idea. Why not consider using it as a church? It is truly a sad state of affairs if we can so easily assume that no congregation of any faith in Buffalo might consider buying this building and continue using it for its origninal intended purpose. Doesn't anyone go to church anymore? No wonder it seems like the morals and ethics in our society are slipping at an increasingly accelerated pace.

You must've looked all over the internet to find a place to make that statement dude. For all it's evils, without the Church my friend, I would probably have ended somebodies life, you see being a Buffalo native I also used to be the

reason's white folk ran from urban Buffalo, because I robbed you and broke into your houses every chance I could, armed as well, and then the Church or religion, you're so happy to see go, stepped in and changed my life so that people like you could go on living for no apparent reason except that " thou shalt not kill "

Are you serious? Have you looked at Buffalo lately? The city has FAR more churches than are necessary for it's declining population... this is evidenced by the number that are shuttered, boarded up, or otherwise closed... and many of them are absolutely beautiful buildings that can be re-used for other purposes.

Is THAT how you think we're going to save the world? More churches?

I find your pontificating about "morals" and "ethics" offensive, and totally unrelated to what amounts to a real estate listing.

Nice looking building for sure.
I like the office use idea.
NBuff, yeah, it would be nice to keep it as a church, but membership is too low, and probably not coming back, otherwise I'm sure they would just make the repair.
Hopefully the building is put into good hands soon.
Interesting timing though, as a news story on wben today discussed radical islamists buying older churches and converting them into mosques. (saudi and iran fund this). Hopefully this doesn't happen here.
