Construction Watch: Schaefer Building

Larkin Development Group's restoration of the Schaefer Building at 740 Seneca Street is nearly complete.  Anchor tenant Young + Wright Architectural is expected to move into its new space in coming weeks.  Founded in 2003, Young + Wright was one of the first tenants in the nearby Larkin at Exchange complex and plans on occupying the first two floors of the revamped building.  The firm is also the architect of the 8,000 sq.ft. building's makeover.

4895165521_f78e792e3f_b.jpgTwo, two-bedroom apartments on the building's third floor will be ready for occupancy early next year. 

According to The Hydraulics Press, the Schaefer Building was built in 1900 and was designed by Joseph J. W. Bradney, the Buffalo architect best known for designing the Sidway Building, the Spaulding Building, the Robertson-Cataract Electric Co., and the John D. Larkin Jr. House.

4895669800_14ee5f8e3b_b.jpgThe $2 million streetscape improvement project along Seneca and Swan from Van Rensselaer to Smith Street is also underway.  New sidewalks, curbs, trees, flowers, light and street furniture are planned.  The project is considered vital for continued development of a mixed-use neighborhood including commercial, residential and retail uses.

It'll be nice to have before/after photos, with before being sometime around the height of the decline - say, mid 90's before the big building started its reconstruction. I used to drive down there a lot and the ongoing transformation is heartening.

Great project. There may be hundreds of buildings like this all over the city waiting to be saved and reused like this. It becomes more financially viable to do it like this when you are in a neighborhood with a growing track record of office conversions. Slowly, housing is coming in and retail will follow. Before you know it, this will again be a true neighborhood you can live and work in. To revitalize a giant warehouse is one thing, but it's these smaller projects that will bring a neighborhood back. Larkin@Exchange may anchor the neighborhood, but this building literally anchors the corner of its block.

The larking district has something that few other areas of the city really enjoy. A solid base of jobs and offices that can support a lunch \ day time activities with good residential neighborhoods around it. It would be nice if some of the older industrial buildings of North Buffalo could get transformed into offices instead of strip plazas. The corner of Elmwood and Hertel is a complete disaster...

New housing \ apartments in this area will be a big hit. Especially after the road reconstruction is finished. Exciting time for the district, that's for sure!

Looking good. I was down there last week.

Just wondering though, does the city ever put in brick sidewalks?
I've seen them in other northeast cities, and the brick pavers look really nice.
But I never see brick sidewalks here.

Brick sidewalks can get slick, in my experience. Probably not a good idea for any snowy area that hopes to be pedestrian friendly.

I love this! The Larkin District is coming alive before our eyes, and building rehab's like this are proof of it.

Definitely agree with Sean Brodfuehrer - this is an exciting time for the district! I can't wait to see what they do next.
