First Condo Sold at The Whitney

The developers behind The Whitney condo project at 65 Whitney Place have sold their first unit.  The $129,000 sale closed on Wednesday.  Sal Zambito and Tim Sick of Sunset Bay Park Inc. renovated the historic three-story building into six 1,093 sq.ft. residential units, each with two bedrooms and one bath. 

Built in 1898, the three and a half-story brick, Italian palazzo-style building was originally built as a hotel for the Pan Am Exposition.  The building's exterior features decorative brick quoining and splayed brick arches.  It is located in the West Village Historic District on one of the most charming streets in the city.

65 Whitney.jpgAccording to Zambito, the condos have not been aggressively marketed since they have found success renting the units.

"Four out of the other five units are rented," says Zambito.  "Three by corporations and one long-term tenant."

A second floor unit is being marketed by Robert Meredith of Gourney Becker & Bourne.  It is listed at $99,000. 

65 Whitney Living Rm.jpgResidences feature exposed brick walls, high ceilings, insulated glass, recessed lighting, six-panel doors, closet lighting, dishwasher, updated plumbing, basement storage areas, sprinkler system, and forced-air heat/AC.  Off-street parking is included.

An upgraded third floor unit is not listed but is priced at $129,000.  "It has bamboo hardwood flooring, halogen lighting, kitchen with white raised-panel cabins, and most importantly, in-unit laundry," says Zambito.  "Unit 1 which just sold didn't even have that but the new owner wants to put it in."

In about two years, only one unit was sold. According to the related blog entry, the developers were even trying to sell the whole building at one point. In view of this, I'm not sure the developers would consider this project a great success.

They did a real good job on this building. I wish they would buy the building to the left in the photo and turn that into apartements or condos. That building is currently a rooming house and needs to be converted badly as the tenants are bringing the entire neighborhood down. From what I heard it's nearly impossible to evict the tenants or it would have been sold a while ago I'm sure. It's a little hard to sell a condo at $130K when you have vagrants and drunks living directly next door.

Sorry Kevin for insulting you, by the way, when did you get wi-fi installed? On a serious note I kind of like the fire escape. It's part of the look for buildings of this vintage.

Whitney (and other nearby streets) have such beautiful brick buildings. Reminds me of Chicago or maybe Queens in a lot of ways. There is a Richardsonian Romanesque building across the street from this one that is just beautiful.

What do people think about the fire escapes? Eyesore or charming? I think that while they certainly do obscure the architectural beauty of the building itself, they do have a certain old-fashioned appeal to me. I guess they're better kept in the back, though.

nawh, it is missing the white gate in front and fountain with a baby angel peeing in it.

Truthfully with the fire escape in front it reminds me more of the lower east side of nyc.

What’s with the retro kitchen cabinets? Those are pretty lame IMO, I think they could have spend a little more money there

Congratulations to me as the first buyer! I agree with everyone's positive comments. I know how passionate the neighborhood residents are about our small part of the city. I've been renting the unit for the past 16 months, and love the neighborhood and living in downtown Buffalo. The building and units are in great shape, but I still plan on making a few minor improvements (kitchen cabinets, bathroom) to modernize it a bit further.

congrats on the condo! i agree with the improvements needed in the kitchen and bath.....its great that there are finally some condos within reach of the average person only questions; is there a dining room or even room for a table and are the bedrooms really small with hardly any closet space?

not only are they priced reasonably, the association fees are the lowest in the city. that's what sold me. who wants to buy a condo and then have an association fee as high as the mortgage?

they are setup loft-style. Wide-open common area for kitchen, living and dining. I do have a dining room setup in the common area. the pictures are a couple years old and do not reflect recent work done to the unit.

congrats all around!

just one quibble. if it was built in 1898, it wasn't built for the pan-am. in 1898, the pan am had been postponed because of the spanish american war. no one knew when the war would end or when the pan am might be rescheduled. no one would build a hotel under those circumstances.

grad94, the building is listed on the official pan-am page. it may have been built prior to that and occupancy delayed due to the war, but it was definitely used as a hotel during the expo :)
