Nottingham Mansion Listed for $2.15M
We've covered some Buffalo mansion listings in the past, but today's listing may the most remarkable.  A mansion on Nottingham Terrace, between Delaware Avenue and Lincoln Parkway, has just been listed for sale for a jaw-dropping price of $2,150,000

The brick Georgian mansion was built in 1930 and is over 10,000 square feet.  According to the listing, the house contains over $1,00,000 in recent updates.  The house was most recently purchased in June 2002 for $985,000 and is assessed at $1.3M by the City.  As a result, the annual taxes are nearly $23,000.  If the house were to sell for anywhere near the asking price, the taxes will increase substantially.

The house's construction is impeccable and it contains 7 bedrooms, 7 baths, an oval library on the first floor, a brand new kitchen and a large carraige house (below, the renovated kitchen).

I already have a mansion but might consider this as my second home, too bad its only 10 thousand square feet, I am not sure if thats big enough to hold all my friends from Black Rock.

This was the Wickser house decades ago--they helped bring some of the wonderful James Joyce papers to UB's Lockwood library from Paris.

The front hall (stairwell) had black and white marble tiles originally, if I remember correctly; pity they are not still there.

I really love that if you look at the images in the listing you will see that there is a large picture of Richard Nixon on the third floor.

well, what american house is complete without a picture of milhouse? i have two, in fact. one in my conservatory and the other in my solarium.

Did you notice that the portrait of Nixon is startegically placed near the fireplace? In case of cold, toss in!

It even has "some copper plumbing" in case you go broke paying the taxes and need a little quick cash!

Is someone on the staff related to Susan Lenihan?

There are tons of great hosues for sale at any time (at least 5 over $1MM in 2009) and seems to always be hers that get the feature article on this site...

I live in this neighborhood and am fairly certain this house is located between Elmwood(not Delaware) and Lincoln Parkway... I've looked at this house many times on walks and I have always thought that it looks like there should be a door in the front where the center window is.

It looks like most, if not all of the original woodwork is painted over. How do you feel about that?

Peeling paint is terrible. There is a special place in hell for people that paint over natural woodwork (and brick).

Not all natural wood work was meant to be unpainted. My Georgian Revival house was built in 1905. The casing, back bands and paneling were milled out of poplar and painted. I've been told that the wood work was painted because the stained wood work of Victorian houses were thought to be too dark and old fashioned. The style at that time was to lighten up the house by painting the wood work.

Also, an architect that I know who is involved in historic preservation once told me that some brick was always meant to be painted. In those cases, the bricks don't have the same hard exterior and the paint acts as a sealant. Stripping paint from those bricks (often done by sandblasting) harms the softer brick and exposes it to the elements.

correct on both counts. I prefer painted trim, myself. Stained/shellacked wood is too dark and gloomy for the most part.

It actually looks like, from the pictures above, that all the trim has been replaced.

OMG, was just in town from San Francisco, this is a BARGAIN! Even if you got 4 friends to go in with you, it would be so worth it. Just a bit of perspective, in SF, this would go for over 7 mil., ..at least. A beautiful home, and the view towards the park/art gallery is beautiful. Dont't forget the 4 car garage with the "Carriage House" over it... SHUT!UP!...buying lottery ticket as we speak...
