First Sale Recorded at Avant

The first buyer closed on a unit in the Avant today.  The 1,283 sq.ft. condominium on the 15th floor was purchased for $383,250 according to County Clerk records.  Residences on the building's top three floors are the last component to come on line in Uniland's $85 million redevelopment project at 200 Delaware Avenue.  There are now 26 residences as several buyers will be combining units.

The Avant includes a 150-room Embassy Suites hotel on the first seven floors and 128,000 sq.ft. of office space on floors 8 through 12. Law firm Damon & Morey has taken two of the floors.  Each use has separate entrances and elevators, but share many of the Embassy Suites' features and services. 

Uniland reports that 15 of 26 condominium units are 'sold' and an additional five are reserved.  Residences in the building have a base price of $365,000 and top out at $1.73 million for a penthouse unit on the 16th floor.  Sizes range from 1,283 sq.ft. for a one-bedroom unit to 3,664 sq.ft. in the largest three-bedroom residence.  Eight of the 26 condominiums are priced at over $1 million.

Residences feature 10 to 18' ceilings, Auburn Watson gourmet kitchens, hardwood flooring, and one or more balconies.  Units have striking city and water views stretching from Niagara Falls to the Boston Hills. Owners are provided private underground parking and separate on-floor storage. 

Condominium owners will have access to 24-hour concierge services and room service.  Buyers will have their own fitness center and party and conference rooms.

In the past few years, nearly 1000 apartments have been created downtown from the Cobblestone District to Allentown.   Avant and City Centre at Main and Chippewa are the only developments to offer units for sale.

I continue to say that the first floor at the very least should have been built out further (for some public purpose like retail) and allowed an rooftop patio.

In anycase...the success of the Avant sets a precedent for the conversion of the Hyatt to mixed use, the conversion of the Statler for mixed use, the AM&As and the Lafayette and the Pasquale#2.

Could we see the Liberty converted to residential sometime in the future?

Now, Buffalonians are wondering when the Gates Tower, Court Street Tower and Pasquale#2 will be announced.

Further, with the closing of Millard Fillmore Gates and the need for a Hotel, Retail and Residential to feed Medaille, Canisius, Buffalo State and the culturals...its suprising that Buffalo Rising has no stories relating to the future of another high profile redevelopment project.

Corpses seem to have more movement than the redevelopment at the Richardson. St Vincents and Graystone still cold and ignored.

There are some really wonderful precedents being set in Buffalo residential and commercial real estate which raise hopes for future projects that will take our city to its next level.

I agree. The first floor of Avant is a missed opportunity to add some active streetlife Delaware.

Walking by this building is still very striking, especially at night time with it all lit up. BIG Improvement from how it used to look. Congrats and THANK YOU for those involved in making this project happen. BIG IMPROVEMENT!

I think the ground work does look good. As far as upfront develpment, we have the Entire Street right across from the Avant that needs drastic improvement starting at Chippewa down to the Statler. So many empty lots that should be filled in with mixed developments, built to the street and make this section of Downtown a 'HOT SPOT'. Imagine high rise offices, condos, an Imax Theater, retail stores and restaurants all lined up, the entire two blocks filled in with more development lined up along W. Huron Street all the way to the Hyatt? If we can re-do the waterfront, we CAN RE-DO DOWNTOWN!!!!! Let's get all of local developers to work together instead of against eachother and improve this city for the good. All these single projects are good, but it's not making the big difference that we truly need to bring businesses, people and activity back downtown.

the priciest condo is only a dollar and seventy-three cents??!!!!!! that's awesome.

try the new capello's salon inside the embassy suites. better than going out to some tacky, cliche salon out in the 'burbs.

I would assume that's partly because the condos are not completed and NYS takes forever to close on real estate. There is no reason why a "new build" should take more than 3 weeks to close IMO. I bet people would buy a lot more property here if it wasn't such a lengthy process from making an offer to closing. Even professional athletes probably pass it up for that reason. Even for a guy like T.O.; it probably makes more financial sense to buy property over renting but when you account for the 90 day closing period it is not feasible.

Not sure where the Uniland sales numbers came from as I am the sales and spokesperson for the project. We are indeed past the key half way point of sales, well ahead of projections. We are also thrilled to have our first residents moving in. However there is one thing that is important to clear up. We do not have any "reserved" units. We only count non-contingent contracts with 10 percent deposit as "sales." We have too few units to reserve without a full contract, it's the only way we can keep the field level. Yes, I do have (more than) five buyers working toward contract on units, but if someone came in today with a contract and check on any of those units they would have it.
As a Buffalo repat and project neighbor, the entire process from the first drawings to the final finishes has been a real testament to what can be done here. After a year of hearing "it won't happen" it's great to be where we are today.

All those shared amenities sound great, but how long until they get trashed, the equipment breaks down, management 'cuts back' on maintenance & upkeep & housekeeping, etc.

Seen it happen so many times before....
