The first buyer closed on a unit in the Avant today. The 1,283 sq.ft. condominium on the 15th floor was purchased for $383,250 according to County Clerk records. Residences on the building's top three floors are the last component to come on line in Uniland's $85 million redevelopment project at 200 Delaware Avenue. There are now 26 residences as several buyers will be combining units.
The Avant includes a 150-room Embassy Suites hotel on the first seven floors and 128,000 sq.ft. of office space on floors 8 through 12. Law firm Damon & Morey has taken two of the floors. Each use has separate entrances and elevators, but share many of the Embassy Suites' features and services.
Uniland reports that 15 of 26 condominium units are 'sold' and an additional five are reserved. Residences in the building have a base price of $365,000 and top out at $1.73 million for a penthouse unit on the 16th floor. Sizes range from 1,283 sq.ft. for a one-bedroom unit to 3,664 sq.ft. in the largest three-bedroom residence. Eight of the 26 condominiums are priced at over $1 million.
Residences feature 10 to 18' ceilings, Auburn Watson gourmet kitchens, hardwood flooring, and one or more balconies. Units have striking city and water views stretching from Niagara Falls to the Boston Hills. Owners are provided private underground parking and separate on-floor storage.
Condominium owners will have access to 24-hour concierge services and room service. Buyers will have their own fitness center and party and conference rooms.
In the past few years, nearly 1000 apartments have been created downtown from the Cobblestone District to Allentown. Avant and City Centre at Main and Chippewa are the only developments to offer units for sale.

I continue to say that the first floor at the very least should have been built out further (for some public purpose like retail) and allowed an rooftop patio.
In anycase...the success of the Avant sets a precedent for the conversion of the Hyatt to mixed use, the conversion of the Statler for mixed use, the AM&As and the Lafayette and the Pasquale#2.
Could we see the Liberty converted to residential sometime in the future?
Now, Buffalonians are wondering when the Gates Tower, Court Street Tower and Pasquale#2 will be announced.
Further, with the closing of Millard Fillmore Gates and the need for a Hotel, Retail and Residential to feed Medaille, Canisius, Buffalo State and the culturals...its suprising that Buffalo Rising has no stories relating to the future of another high profile redevelopment project.
Corpses seem to have more movement than the redevelopment at the Richardson. St Vincents and Graystone still cold and ignored.
There are some really wonderful precedents being set in Buffalo residential and commercial real estate which raise hopes for future projects that will take our city to its next level.
