Cool Buffalo Real Estate Listing of the Week

Fixer-uppers are cool. Granted, 428 Porter Avenue may be an extreme case, but someone with a little time and a few big ideas could really make something out of this building.

The exterior seems to give the idea that this is a little more imposing than it really is, but if you visit the listing you can see some interior shots of this amazing house. Inside you will find a grand staircase, five bedrooms, three bathrooms, and two fireplaces.

The listing suggests dividing the space up for rentals, but instead maybe it could become another project for the Nickel City Housing Cooperative; or maybe a few industrious folks would like to follow in the footsteps of the cooperative, and with only $75,000 down you could be off to a reasonable start.

This isn't a place that comes without work, and it would be crucial to have a very distinct vision with this house, but if ever there were a place that could bring out the best of what Buffalo is capable of, it would be 428 Porter.  Just Look at all of the fantastic homes and businesses that were saved or started with property that had less potential than this place

There is a sold sign on it. I drove by it yesterday.

I thought it was owned by a retiring teacher in Albany that lied about fixing it up just to steal the architectural elements from the interior.

Is it for sale or is it sold?

one last thing can and must be said...a residence such as this has enough size and merit to be integral to the surrounding neighborhood. Demolition should not be an option.

it needs a lot of love and has a tiny back yard, but the we all know from garden walk that small spaces often make the best gardens. great house, worth the effort.

I saw this for sale a while ago and if I wasn't in the midst of a large renovation myself (and had the financial means) I would buy this place in a second. I hope someone with the ability and means buys it and saves it.

It's too bad life wasn't like an 80's movie, then we can play some upbeat "we can do it!" music and fix this place up. But then the jocks might come and vandalize it. oh well

what a gem, asking 75,000 ; in Toronto where I live you couldn't even build a garbage box for that price; you've guys just gotta fix it up; it would complement the other great homes I just viewed this weekend in Buffalo. toured west village, Allan town and delaware park area and Parkside with friends from England and they were just floored with the beauty of the neighbourhoods in the city and impressed with the renovations occuring throughout, so much so they want a second visit.

This is under contract. It is a local buyer, and their intent is to restore and resell. They are hoping to close soon to get some emergency repairs done prior to the weather turning really bad. Unfortunately, the seller did not have the financial means to restore the house, the new owner does. It will be converted from a double (which it is now) to a single family.

The list price was actually reduced to 50k a month or so ago...Anyone looking to partner up to take on the next one like this?

The wrong buyer bought the house last time and made it a disaster. Good luck to whomever buys this house, it has needed a lot of help for a long time. I look forward to seeing it returned to its past beauty.
