Cool Buffalo Real Estate Listing of the Week

If palatial isn't your thing, then this house may not work for you. 7 Nottingham Terrace is a Tudor style house that was built in the 1930's. It is located snug on the cusp of Delaware Park. In composition and location, it is, in a word, cool.

 

Granted this house is no Manderley, but it isn't without its own imposing charms. Four bedrooms, four bathrooms and three fireplaces all add up to a substantial amount of space and, well...secondary heat sources.

 

The location of the house, aside from its convenience to the park, means it is also situated nicely in terms of schools. The Nottingham resident can send their kids to the F.L. Olmstead School and/or Nichols School. The Nottingham student could conceivably walk to school, saving parents money on that sweet-sixteen SUV.

 

If living on the ritzy side--while still amongst the commoners--is of interest to you, then this is your house.

I wonder where the former residents went?


This looks like a good deal for $700,000 when compared to other houses in that price range in WNY. Buy this house on Delaware Park or a new house in Spaulding Lake? I'd take the one in Buffalo in a heartbeat. Ah, to dream!

I do not think that a student living at this address is guaranteed a spot at the Olmstead school. I have friends on Middlesex near Lincoln Parkway and their child did not get a spot in the school... they can literally see the school from the end of their street... Anyone know the specifics? I don't have kids so I am not sure how it works.

Buffalo_Erin is correct.

2/3rds of Olmsted's students are admitted through the Gifted & Talented program (they test into the program) and 1/3rd are part of the neighborhood component.

Anyone who has children and live in the Olmsted attendance district can apply for their child to attend. If the number of applicants outnumbers the number of slots (which it almost always does), then there is a lottery for those spots.

So there is no guarantee that your child will be admitted to Olmsted just because you live in the district.

However, if a family lives in the district and an older sibling gets in through the G/T program (or neighborhood lottery), then all younger siblings are given a spot through sibling preference into the 1/3 neighborhood pool.

Bfolover and all,
Charters and magnet schools have one inherent flaw which is selectivity. I would be devastated as a parent to buy in that tony neighborhood and not be guaranteed a place in perhaps the best public school in the city.
I have seen photos of the interior of this place. It is going to take a small fortune just to handle the window treatments. If someone is into entertaining a lot, this is a great choice!

with taxes and insurance @ 30 years its only 4800 a month. Anyone want to go halfers on it?

Only $4,800 a month??? My mortgage, taxes, and insurance is only $760.00 a month for my 2,600 sqft house. $4,800 is hardly an "only" figure.

sounds like you haven't had any expensive repairs needed on your home yet. When it happens, you'll realize why some still rent. Besides, the interest write off isn't as attractive as it seems.

I went to college with a girl, Marcy Berg, that lived there at the time. I don't know if her parents still own the house or if they sold it long ago.

It still begs the question why more homes like this cant be built within the city of Buffalo. 4 bedroom homes are relatively common in the suburbs and this is a brick tudor which isnt exactly difficult to build...all the materials exist today.

I'm not an architect, but the matching design over the front door (in stone), to the fireplace, windows, and even the two interior doors (with leaded glass(?)) make this a bit more than your standard four bedroom. Right? or am I mistaken?

I'd think these are the kind of features you wouldn't find in a new build... but then again my dinner invitations to Spalding (sp?) Lake keep getting lost, so if you know better, let me know.

It's interesting that in this neighborhood the house isn't assessed at 100% of value. The property information indicates that this house is assessed at 395,000. I kind of doubt that the house has gone up in value $300,000 in one year. What gives?

My property value (Allentown) has gone up almost every year I have owned it, $35,000 each of the last two years alone!

I would hope that this house will be assessed at the $699,000 if it sells for that. Just like my assessment went up to full sale price when I bought my house.

Oh rest assured, whomever buys this house will be receiving a assessment letter in the mail soon after they close, which will prob almost double the taxes.

Amen to that. The city may be slow and inefficient in a lot of respects, but they are lightning quick when it comes to reassessing. I had a letter from the city within a couple months of closing on my house.

Perhaps BRO can do a regular spot on houses on the market that are "fixer up-ers". Not just any run down house but ones with great potential and architecturally significant features, but need a rehab and are cheap.
