Audacity of Hope: New Life for Hens’ House?

Kleinhans neighborhood activist Chris brown shot me a note yesterday saying that this house at 288 Hudson street has recently been put under contract to be sold by the city for $7,500.  The contract must be approved by the city council before it is binding.  

Reports are that the house was purchased by a father and son team and that the son would live in the house.  I have been following this piece of property on BRO for quite some time with stories here  and  here.  It has been empty for many years, and until now, its future seemed extremely dim.  As you can see from the previous stories the house has an interesting history and is a substantial piece of urban fabric on a street with great potential for rejuvenation.

Chris has promised to keep me informed as he finds out more about the potential new owners and their plans for the house.  I will pass on any news of substance as it comes in.  Let's hope it is good news for an important and underrated piece of Buffalo's heritage!

Nice place for $7500. I hope the new owners can rehab it and bring it back to what it once was. Had I known about it, I'd have probably bought it myself and did the rehab.

Whew! About time someone grabbed hold of this one - a great deal of rehab to do in and out - but worth every moment.

Nice property, looks like 82 N Pearl when we bought it. I hope the city makes sure the person/persons have the money or funds to do the rehab though and follow through. Roof, gutters and underhang repair alone will run about 25-30 grand. But, it will be a beauty if done right!

There's a lot of work to be done but a skilled person with a helper could do the roof, gutters, and soffit/fascia repairs for less than 10k.

i grew up at 302 hudson, and sadly that house is now gone, along with the house next to it, and an apartment building next to that one, it was a beautiful stretch which in the late 70s but was already starting to decline. the house at the corner oh hudson and plymouth (as seen in the picture above with the word 'hudson' under it) is currently vacant and could certainly use a rehab as well, its a beautiful old house, one of my favorites on the block as a kid, along with the former funeral home at 18 plymouth directly around the corner could use a rehab too, that one was my all time favorite growing up...if this rehab at 280 goes through,its a gorgeous old house it would be a wonderful addition to my old neighborhood, tons of great kids and great memories from this block...thank you for sharing the potential rebirth...

I was thinking of buying this place a few years back. It's huge, and could be really great. It's also literally waist-deep in junk. There's a 50-gallon drum of beef fat on the third floor. I'll put some pictures up later.

Uh, why is there a 50 gallon drum of beef fat on the third floor? There shouldn't be a 50 gallon drum of anything on the third floor of a house. Is there something hidden in that drum worth investigating?

Hudson is a key street to revitalizing a large part of the lower west side. You have Porter \ D'Youville \ Kleinhans to the north, stable neighborhoods, allentown to the east, also stable and the west village to the south...


The lower west side, with some prime investment is ripe to change. At least to Niagara Street.

I am SO GLAD to see someone finally take over this great house!!!! I tried for a few months to figure out how to do it, but the cost, scale, and scope of the work were just outside my grasp.

The roof is a 14/12 pitch; I'm a hardcore do-it-yourselfer with a few roofs under my belt, but between the slope and the sheer size, Id say its better left to the professionals unless you want that 1 project to consume 3 or 4 weeks or more. Given that it needs 100% new utilities and almost everything else, I came to that conclusion with several of the projects, especially where it came down to the issue of time.

Best of luck to the new owners!!! You are getting a historic and beautiful house, in a neighborhood that cares, with straight walls, a solid foundation, and an amazing view of the lake from the 3rd fl!!

I don't know why -- I wasn't asking too many questions. It was wild in there. If these guys really fix this place up, they should get the key to the city.

If the Heart of the City proj comes thru you might as well knock it down
