Construction Watch:  Middlesex Road New-Build

Approved by the Planning Board  in late-February, work has started on a new custom-built home at the southeast corner of Lincoln Parkway and Middlesex Road.  The 5,200 sq.ft., four-bedroom stone and stucco behemoth is being constructed by Natale Builders for owner Devin Piscitelli. 

Piscitelli purchased the half-acre lot at 186 Middlesex Road in December for $425,000.  The parcel is one of four lots created from the grounds of the Miller Mansion, sold by Nichols School, split by developer Brad Randaccio and resold.

Want to be a neighbor?  Across the street, Lawrence Bochen of Hunt Real Estate is listing an 81 x 110' building site at 209 Lincoln Parkway for $189,000.

Crime happens everywhere. Most of Altemio Sanchez's victims were on bike paths in Amherst and Clarence. It's just quite rare to happen in Delaware Park.
I'd love to live in this area as most people in Buffalo would.

Very sad to see that would happen there. I heard it was in broad daylight too. I hope the guy is okay and the villian gets whats coming to him in the form of some police brutality. If I can give anyone advice on this: If someone asks for your $, give it up. Dont get any delusions of being Chuck Norris. You health and life are more important than a few bucks.
In spite of isolated criminal incidents and the expressway, this is one of the most beautiful parts of the entire area. The meadow, the lake, the woods the architecture and its all for public use. Lets hope this new home contributes to the visual splendor of the area.

also, "only" 5200sq. ft? Isn't the Miller Mansion almost 20k sq. ft?
In this area I say the bigger the better as long as they are tastefully done. It is after all the highest concentration of mansions in the city.

If you go to www.stimuluswatch.org , scroll through to New York State projects, and then Buffalo, you will see that the Mayor has listed $230,000 for rebuilding Middlesex Ave. He is trying to make this a better neighborhood to keep the crime rate down.

I think everyone is missing the bigger picture. Look at these homes! The lots alone...$400k and 200k respectively.

It begs the question to be asked. Why cant developers build $200-$500k homes, $100k-%500k apartments, $100-500k townhomes in Buffalo.

The answer is simple...they can but many builders wont take a chance.

Look at the Gates Circle Project! Now there is absolutely no reason why there cannot be an additional 4 equivalent projects with views of Delaware Park: Elmwood, Delaware, Delavan and Main are perfect Streets for such towers.

Like the Westside, the same could be said for Niagara Street from the Peace Bridge all the way to the Wharf District.

Like the Eastside....there is enough of a cluster to redevelop the area surrounding Masten Armory, Masten Park, City Honors, Artspace, Allen and Life Sciences Campus.

Like South Buffalo, South Park is ideal for redevelopment. It has enormous potential!

It just seems that our developers dont use our local GEMs to anchor new development and that is a very very ignorant business vision.

sony, did I not say homes, townhomes as well as apartments/condos. My point was that developers could easily build in Buffalo. They dont have to build on farmland out in East Amherst, Clarence, Lancaster and Orchard Park.

The difficulties Buffalo neighborhoods are having on the westside, eastside (northeast, central, southeast) and First Ward can all attract a wide variety of residential.

Further, these areas have anchors that compensate for those areas negatives such as incredible parks with lakes/rivers, potential for walkable retail, historic churches, potential for neighborhood schools, etc. All of which would have to be recreated in the suburbs.

Here's the rub: when they announced the Gates Circle tower ( which I really like ), there was a vocal opposition and a lawsuit. So what's really needed is some sort of community dialogue about the placement of such towers, the height limits, as well as the design guidelines. I don't think that the zoning codes really help much here since they allow almost any design, stipulate height limits that may or may not reflect not only the wishes of residents but also the economic benefits of going higher. I agree mostly, for example, with the height restrictions that guide development in the Elmwood area but there can and should be exceptions made for exceptional designs and exceptional proposals. Likewise, tall towers paradoxically add value to neighborhoods as they become instantly recognizable landmarks and ciphers for the economic health of an area. Buffalo needs an ongoing dialogue about all of this so we can gain from Toronto's experience both good and bad, and so a loosely formed set of design principles can be developed to ensure that what gets built doesn't look like the crap getting built in British cities that looks like alien spacecraft. (i.e. West Tower in Liverpool)

georged - Not many new homes built in the City of Buffalo during any year, so yes, this is newsworthy. Hope you don't frequent other popular urban blogs like Curbed where every open house is blogged about. You'd really be a miserable dbag if you saw all those sites.

I dont like the idea of zoning an area by height. I think that a tall iconic tower should be a welcome but an exception to the predominant height of the community.

We dont want say Delaware Park to be surrounded by towers or even by 5 or 10 story buildings. However, 3-4 15+ story towers (one on each side) would fit just fine into the landscape....and that pretty much goes for most areas of Buffalo too!
